Job summary

Advocus National Title Insurance Company seeks an experienced Commercial Title Examiner/Closing Specialist to support complex commercial transactions across the United States. You will review title commitments, examine title searches, coordinate closings with lenders and attorneys, and ensure compliance with underwriting standards and state laws, while managing multiple deals with accuracy and deadlines.

Preference for Illinois experience and national commercial experience; bachelor’s degree

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 5+ years of commercial title examination and closing experience.
• National commercial title examination and closing experience preferred; Illinois experience essential.
• Knowledge of commercial real estate from start to closing and policy issuance preferred.
• Ability to independently examine and analyze complex title searches.
• Strong understanding of title principles, liens, judgments, easements, taxes, mortgages, and ownership structures.

Responsibilities

• Manage sophisticated commercial purchase and sale transactions, refinances, construction loans, development transactions, and other complex commercial matters.
• Examine title searches for complex commercial real estate transactions and independently evaluate the results.
• Review title commitments, policies, surveys, deeds, mortgages, and other recorded matters affecting title.
• Identify title defects and develop appropriate requirements, exceptions, and curative solutions.
• Coordinate and conduct commercial closings, including documentation and settlement statements.
• Coordinate with lenders, borrowers, owners, developers, attorneys, and other participants.
• Ensure compliance with state law, recording requirements, underwriting standards, and company procedures.
