Commercial Sales Representative
Commercial roofs fail quietly until they become emergencies. This role exists to get in front of that moment: win the work that protects buildings, budgets, and operations before weather and deferred maintenance force a crisis. You will own relationships with property managers, building owners, and general contractors, and turn inspections into awarded projects that last. Success is measured in trusted accounts, clean handoffs to production, and roofs that perform.
Performance Objectives
- Build and manage a territory pipeline of commercial new-roof, replacement, repair, and maintenance opportunities with property managers, owners, and general contractors.
- Convert site walks and condition findings into clear scopes and proposals that win on fit, durability, disruption control, and return on investment—not price alone.
- Specify the right system for the asset—TPO, PVC, EPDM, built-up, metal, coatings, or specialty options including solar-ready and vegetative approaches—and defend that recommendation with the client.
- Coordinate estimates, schedules, and access plans so awarded work starts with realistic expectations and minimal interruption to tenant or plant operations.
- Grow repeat and referral revenue through proactive inspection programs and timely repair follow-through after the first project.
- Keep forecast, proposal status, and next actions current so leadership can staff crews and materials against real demand.
- Represent safety, code compliance, and workmanship standards in every client conversation so production inherits a job that can be built as sold.
Environment & Resources
You will sell inside a focused commercial roofing and waterproofing practice—installation, re-roofing, preventative maintenance, and specialty systems—not a mixed residential shop. The team is small (roughly 11–50), early in its growth, and based in San Antonio, serving Bexar County and the surrounding commercial market. You will work directly with estimating and field leadership, with access to inspection support and manufacturer system options. Reporting is to commercial sales leadership. Tools are practical: CRM or pipeline tracking, proposal templates, and job-site access—not a large corporate sales stack.
Essential Qualifications
- Proven ability to open and close commercial construction or building-envelope sales with owners, property managers, or general contractors.
- Working knowledge of low-slope and commercial roof systems sufficient to match a system to structure, budget, and operations.
- Comfort leading site walks, reading existing conditions, and translating them into a scope a client and a crew can both execute.
- Discipline in pipeline hygiene: accurate forecasts, written follow-up, and honest timelines.
- Valid driver’s license and willingness to be on roofs and job sites across the San Antonio market.
- Clear, direct communication with non-technical buyers and with field crews.
Why This Role
- Commercial-only focus: every conversation is about protecting a business asset, not chasing residential leads.
- Full roof lifecycle to sell—new install, replacement, maintenance, coatings, and specialty systems—so accounts can grow after the first award.
- Early-stage team: your book of business and how you sell will shape how the company wins work.
- Local market you can know deeply, with clients who value uptime, weather protection, and a roof that lasts.
