Position: Commercial Roofing & Waterproofing Estimator

Location: Little Rock, AR

Salary Range: $80,000–$110,000

Tiello is partnering with an established commercial roofing and waterproofing contractor that is continuing to support its operations in the Little Rock, Arkansas market. We are seeking an experienced Commercial Roofing & Waterproofing Estimator to join the team and support commercial projects through accurate estimating, detailed material takeoffs, and competitive bid development.

The Commercial Roofing & Waterproofing Estimator will be responsible for reviewing construction documents, evaluating project specifications, calculating material and labor quantities, coordinating vendor pricing, and developing detailed proposals for commercial roofing, waterproofing, and building envelope projects.

The ideal candidate will have hands-on estimating experience in commercial roofing and/or waterproofing, strong technical knowledge of Division 7 materials and installation methods, and proficiency with The EDGE estimating software.

Key Responsibilities

• Prepare detailed cost estimates for commercial roofing and waterproofing projects.
• Review construction plans, architectural drawings, specifications, bid documents, and project requirements.
• Perform accurate material and labor takeoffs and calculate equipment and other project-related costs.
• Utilize The EDGE estimating software to prepare detailed estimates and competitive project pricing.
• Evaluate project scope, installation methods, material specifications, and construction requirements.
• Coordinate with vendors, suppliers, and subcontractors to obtain accurate and competitive pricing.
• Identify scope gaps, potential project risks, and opportunities for value engineering.
• Prepare bid proposals, detailed pricing breakdowns, and supporting documentation.
• Collaborate with project managers, field leadership, and operations teams to ensure accurate estimates and smooth project handoffs.
• Review project documents to identify discrepancies, missing information, and potential cost impacts before bid submission.
• Maintain organized estimating records, project documentation, and bid schedules.
• Manage multiple estimating assignments while meeting bidding deadlines and maintaining accuracy.
• Ensure estimates align with project specifications, company standards, and competitive market conditions.

Qualifications

• Previous estimating experience in commercial roofing and/or waterproofing.
• Experience with The EDGE estimating software required.
• Strong technical knowledge of commercial roofing systems, waterproofing assemblies, and building envelope components.
• Familiarity with Division 7 materials, installation methods, and construction specifications.
• Ability to read and interpret blueprints, architectural drawings, project specifications, and construction documents.
• Experience performing material takeoffs, calculating labor requirements, and preparing competitive commercial construction bids.
• Understanding of material costs, labor productivity, equipment requirements, and project pricing.
• Strong computer skills and attention to detail.
• Excellent communication, organizational, analytical, and problem-solving skills.
• Ability to coordinate effectively with vendors, subcontractors, project managers, and field operations.
• Ability to manage multiple projects and meet deadlines in a fast-paced environment.
• Willingness to work full-time in the company`s Little Rock, Arkansas office.

Preferred Experience

• Experience with commercial roofing systems, including TPO, EPDM, PVC, modified bitumen, and commercial reroofing assemblies.
• Knowledge of below-grade waterproofing, fluid-applied membranes, air barriers, sealants, and related building envelope systems.
• Experience estimating commercial new construction, renovation, and restoration projects.
• Familiarity with complex commercial roofing and waterproofing details, including transitions, penetrations, flashing, and termination systems.
• Experience coordinating estimates across multiple scopes of Division 7 construction.
