Job summary

Ryan Companies US, Inc. is seeking a Real Estate Manager to oversee a 600,000 sq ft commercial office portfolio in Des Moines and nearby suburbs.

You will balance tenant relations with owner objectives, manage budgets, reporting, and risk, and lead a team to optimize property performance. You will review leases, coordinate capital projects, and collaborate with security and janitorial teams to ensure safety and cleanliness.

Qualifications

• Bachelor's degree in Business, Economics or Real Estate required or equivalent experience.
• Real Estate license required; internal candidates with 2-year degree plus 2 industry certifications considered.
• Minimum three years of experience in property management or similar role; familiarity with Ryan Properties preferred.
• Strong knowledge of building operations, ADA/OSHA and real estate valuation.
• Proven ability to manage budgets, vendor contracts, and capital plans.

Responsibilities

• Prepare and manage annual budgets for owner approval and monitor adherence.
• Monitor bidding, hire vendors, and supervise subcontractors; schedule inspections.
• Meet monthly reporting deadlines with narratives and variance explanations.
• Increase revenue opportunities and manage teams to support operations.
• Review leases and prepare related documents.
• Maintain proactive relationships with owners, tenants and stakeholders.
• Assist in long-range capital plans and tenant improvement projects.
• Coordinate with Security and Janitorial services on policies and compliance.
• Ensure ownership needs align with property requirements and team goals.
• Respond to after-hours emergencies as needed.
• Maintain strong knowledge of governing documents.
