Job summary

The Orden Company, LLC in Southern California seeks a seasoned Commercial Property Manager to drive day-to-day operations of a 200,000-square-foot Class A office building in Long Beach. You will elevate tenant experiences, manage budgets, and lead a onsite team focused on delivering exceptional service and hospitality.

You will monitor financial performance, coordinate with leasing, and execute strategic improvements to maximize NOI while maintaining strict compliance and strong vendor

Qualifications

• Bachelor’s degree or equivalent with 5+ years of commercial property management experience.
• Proficient in Microsoft Office Suite and CRE software such as Yardi, MRI.
• Strong communication skills and ability to interact with tenants, vendors, and management.
• Experience in budgeting, variance reporting, and CAM reconciliations.
• Ability to collaborate cross-functionally and lead a property team.

Responsibilities

• Oversee daily operations of approximately 200,000 sq ft Class A Office Building.
• Develop, manage, and adhere to annual operating budgets, forecasts, and capital plans.
• Analyze financial reports, variances, and implement strategies to maximize NOI.
• Partner with leasing teams to support occupancy goals and conduct regular property inspections.
• Lead lease administration, including review and enforcement of lease terms.
• Negotiate vendor contracts and manage third-party service providers.
• Oversee property maintenance, capital improvements, and construction projects.
• Ensure compliance with local, state, and federal regulations.
• Build and maintain strong tenant relationships to support retention and satisfaction.
• Prepare monthly and quarterly ownership reports with cost variance analysis.
• Manage CAM reconciliations and expense controls.
• Identify value-add opportunities and operational efficiencies.
• Respond to tenant issues promptly and professionally.
