Role Responsibilities:

1. Track all property information, including tenants, vacancies, rent statements, disbursements, and facility management.
2. Understand the financial goals of the asset to operate in the owners’ best interest.
3. Negotiate contracts with vendors, manage unit pricing, qualify estimates, and prepare budgets.
4. Prepare variance reports and property financial performance reports.
5. Collect rent timely and track financial data in conjunction with Real Estate Services/Finance.
6. Act as the primary contact with tenants, respond to inquiries, provide estimates, and coordinate moves.
7. Conduct property inspections with photos and written reports.
8. Oversee property maintenance.
9. Attend client and vendor meetings; assist leasing agents as needed.
10. Stay informed on market trends and their impact on the team, organization, and clients.

Education and Experience:

1. At least 4 years of experience in commercial real estate property management.
2. Bachelor’s degree or equivalent experience.
3. Real Estate License or willingness to obtain.
4. Valid driver’s license required.
5. IREM, CPM, or BOMA RPA certification preferred.

Knowledge, Skills, and Abilities:

1. Excellent verbal and written communication skills.
2. Experience with budget creation and management for commercial properties.
3. Customer service orientation, responsiveness, and ability to work under pressure.
4. Availability for on-call duties 24/7.
5. Regional travel and occasional overnight stays.
6. Proficiency in YARDI, SharePoint, and Microsoft Office Suite preferred.
