The Commercial Project Developer is responsible for creating and developing new commercial business opportunities through direct relationships with building owners, operators, executives, and other key decision-makers.
This is not a traditional transactional sales, estimating, or project management position. The Commercial Project Developer is a market-facing, relationship-driven professional responsible for identifying new customers, creating demand, developing long-term client relationships, and generating profitable maintenance, service, retrofit, and capital project opportunities.
The successful candidate will operate as a trusted advisor to customers, helping identify business and facility needs while positioning solutions based on value, operational efficiency, risk reduction, cost savings, and long-term asset performance.
Essential Duties and Responsibilities
Business Development & Prospecting
- Identify, prospect, and acquire new owner-direct commercial accounts.
- Develop and execute strategic target-account and prospecting plans.
- Identify key decision-makers, buying triggers, market segments, and potential business opportunities.
- Create new customer demand rather than relying primarily on traditional bid opportunities.
- Build and maintain a consistent pipeline of qualified commercial opportunities.
- Develop strategies to penetrate targeted markets and establish new customer relationships.
Relationship Development
- Build strong, long-term relationships with building owners, operators, executives, facility leaders, and other key stakeholders.
- Establish multiple relationships within customer organizations to strengthen account penetration and retention.
- Position the company as a trusted business partner and advisor rather than simply a service provider or vendor.
- Maintain regular communication with customers to understand evolving facility, operational, and capital needs.
- Represent the organization professionally in customer meetings, networking opportunities, industry events, and other market-facing activities.
Account Growth & Development
- Develop accounts with a long-term lifecycle approach focused on:
- Build and grow a recurring portfolio of commercial maintenance agreements.
- Generate additional service opportunities through established customer relationships.
- Identify retrofit, replacement, upgrade, and capital project opportunities within existing and prospective accounts.
- Continuously look for opportunities to expand relationships and increase customer lifetime value.
- Develop a predictable and sustainable book of commercial business.
Consultative & Value-Based Selling
- Conduct discovery conversations to understand customer operational challenges, facility needs, priorities, and long-term goals.
- Position solutions based on business value rather than price alone.
- Connect proposed solutions to customer priorities including:
- Operational efficiency
- Energy and cost savings
- Reliability
- Communicate the value of recommended solutions clearly to senior-level decision-makers.
- Protect company margin by avoiding unnecessary commoditization and price-driven selling.
Project Opportunity Development
- Identify and develop commercial retrofit and capital project opportunities.
- Work with internal estimating, operations, technical, and leadership teams to develop appropriate solutions.
- Provide internal teams with clear customer expectations, scope information, business drivers, and project objectives.
- Participate in pricing and commercial strategy discussions to ensure solutions remain competitive while protecting profitability.
- Support the customer relationship through the sales and project-development process.
- Ensure an effective handoff to operations once work is awarded.
This position is focused on developing and securing opportunities and does not directly manage field execution or project delivery.
Qualifications
- Demonstrated ability to generate new business through proactive prospecting and relationship development.
- Strong hunter mentality combined with the ability to develop long-term customer relationships.
- Experience selling solutions based on value rather than competing primarily on price.
- Ability to communicate effectively with building owners, executives, operators, facility professionals, and other senior decision-makers.
- Strong understanding of account development and customer lifecycle management.
- Ability to operate independently and develop opportunities in environments where a formal bid or defined project may not already exist.
- Strong business and commercial acumen, including an understanding of pricing, margin, and deal structure.
- Excellent communication, presentation, negotiation, and relationship-building skills.
- Highly proactive, self-directed, curious, strategic, and results-oriented.
- Ability to collaborate effectively with estimating, operations, service, project management, and leadership teams.
