Qualifications

This role focuses primarily on asset preservation, tenant relationship management, and operational excellence to maximize property performance and tenant satisfaction. The position includes selective leasing responsibilities to maintain occupancy and drive revenue growth.The Commercial, Field Facilities Manager / District Manager serves as the primary point of contact for all property-related matters and is directly accountable for maintaining and enhancing property value through proactive management and strategic tenant relationships.Primary ResponsibilitiesOperations & MaintenanceEstablish and maintain positive relationships with tenants to understand their business and operational needsCoordinate and manage all repairs, general maintenance, and capital improvements for each propertyManage third-party vendor relationships for maintenance, landscaping, snow removal, and other servicesOversee bid process and vendor selection for all recurring services, repairs, and capital improvementsSchedule and confirm required annual inspections and testsRespond to emergency situations and all municipality violations or requestsAsset ManagementProvide regular property condition reports and inspection documentation to Regional Vice PresidentManage property operating budgets and recommend capital expenditures including roof replacement, parking lot improvements, and signage updatesCreate comprehensive plans for occupied and vacant units regarding utilities, winterization, and marketabilityConduct move-in/move-out inspections and provide documentation to corporate officeTenant Relations & AdministrationAct as primary liaison for tenant concerns, requests, and operational issuesManage lease administration including rent collection and monitoring landlord lease rightsServe as owner representative during tenant buildouts and coordinate with contractorsProvide post-occupancy support to ensure tenant success and retentionStakeholder ManagementDevelop positive relationships with civic leaders, first responders, building and health departments, and utility companiesMaintain detailed records and provide regular status updates through company systemsLeasing OpportunityThis role also offers involvement in strategic leasing across a substantial retail portfolio, partnering with the Regional Vice President on select leasing opportunities from prospect identification through lease executionConduct property tours, support lease negotiations, and coordinate with the Legacy construction team on tenant improvement projects and permit processesIdentify opportunities to enhance property income through tenant expansions and renewals, and maintain leasing pipeline records for leadership updatesRequired QualificationsEducation & ExperienceBachelor's degree preferred3-5 years of commercial property management experience requiredExperience managing retail or mixed-use properties preferredLeasing or sales experience a plusKnowledge of commercial lease terms and property operationsCore CompetenciesStrong understanding of building systems, maintenance, and repair processesExcellent relationship management and communication skillsProven ability to manage multiple properties and vendor relationshipsStrong organizational skills and attention to detailTechnology proficient with property management and CRM systemsFlexibility and problem-solving mindsetKnowledge of market research and basic negotiation principlesPosition DetailsSupervisory Responsibility: NoneSchedule & Travel:Full-time position: Monday-FridayOccasional evening/weekend work for emergenciesDaily travel to properties required50-70% overnight travel within territoryPhysical Requirements:Field-based role with extensive property site visitsAbility to conduct property inspections and coordinate on-site activitiesAbility to perform physical tasks as needed, such as moving furniture, signage, or equipment on-siteThis job description outlines primary duties and requirements but is not exhaustive.
