Position Overview

The primary responsibility of a Superintendent at Centrex is to ensure the project stays on track to meet the completion date by monitoring subcontractors, deliveries, and the project schedule. The Superintendent must have excellent communication skills to work effectively with subcontractors and provide regular updates to the Project Manager.

Experience

  • Minimum 15 years of construction experience, focused on commercial or industrial projects

(Residential or retail experience only will not be considered)

  • Ideally prior experience with pre-engineered metal buildings

Primary Responsibilities:

  • Collaborate with the PM to create an achievable Baseline Master Schedule, solicit subcontractor input and buy-in for all major disciplines
  • Include all applicable milestones in the Master Schedule (e.g., Building Permit, Roof Dried In, Substantial Completion, Certificate of Occupancy)
  • Update the Master Schedule weekly
  • Prepare and distribute a detailed 5-6 week look-ahead schedule based on the Master Schedule, confirming subcontractor planning
  • Communicate schedule delays impacting the critical path to the project team and support the PM in communicating with owners and design teams to mitigate delays
  • Conduct onsite meetings with subcontractors to review scope, plans, schedule, logistics, safety, and owner requirements
  • Coordinate subcontractor activities to adhere to the schedule and resolve conflicts
  • Hold regular coordination meetings to review schedule, scope, safety, and quality
  • Schedule inspections with authorities and ensure compliance with regulations

Quality Control:

  • Thoroughly review contract documents and identify project requirements
  • Resolve plan/spec conflicts and notify PM of issues
  • Review subcontractor agreements and ensure scope compliance
  • Ensure work is building code compliant and schedule inspections accordingly
  • Verify layout and dimensions of critical elements regularly
  • Confirm receipt of correct materials and address deficiencies promptly
  • Maintain a punch list and ensure site is always supervised during work

Communication/Documentation:

  • Document daily activities, including photos, on Procore
  • Maintain as-built plans and submit RFIs and change orders as needed
  • Keep all project documentation updated and organized

Safety:

  • Enforce OSHA guidelines and safety policies
  • Document violations and notify subcontractor management
  • Maintain OSHA safety documentation and MSDSs
  • Ensure PPE use and conduct weekly safety meetings
  • Maintain safety supplies and a clean jobsite

Shop Drawings & Submittals:

  • Review shop drawings for compliance and accuracy
  • Maintain submittal logs and ensure timely approvals
  • Verify materials upon arrival match specifications

Cost Control/Change Orders:

  • Review project budgets and change order procedures
  • Communicate change requests promptly and document resources used
