Base pay range
$75,000.00/yr - $100,000.00/yr
We are looking for an experienced Commercial Construction Project Manager. This position requires excellent relationship building, time management, and computer skills, as well as extensive knowledge of commercial construction processes and details. Experience using project management tools like Procore, Sage, Bluebeam, and Scheduling Software. Proficient in Excel, Word, and Outlook. Experience in general construction with a minimum of 3 years in commercial construction is preferred.
PURPOSE:
The role of the Project Manager is to provide administrative oversight of construction projects. The PM collaborates with Superintendents and Subcontractors to ensure that construction occurs according to schedule, within budgetary guidelines, and as per plans and specifications without sacrificing quality. This role is also responsible for clear and proactive communication and coordination with the client, architects/engineers, subcontractors, superintendents, and project engineer.
- Communicates with Architects, Engineers, and Owners regarding plans for the project and maintains positive relationship and interaction throughout the project.
- Review plans, specifications, prime contract, and bid proposal to determine detailed scopes of work.
- Implements and oversees 10-Day Project Start-up Action Plan.
- Assists Estimator with buyout to create project packages, and ensures subcontracts are created and finalized with support from Project Engineer.
- Works with CFO and Estimator to understand, develop, and maintain project financials.
- Maintains project financials including the tracking of change orders, allowances, pay applications, and other activities that impact project budget.
- Coordinates with the Director of Operations to determine assigned Superintendent and understand master schedule.
- Works with the assigned Superintendent to communicate, plan, and collaborate on the execution of the project (scope, schedule/timeline, materials, labor).
- Creates and regularly reviews job schedule for each assigned job, considering all relevant factors and requirements from the client, and maintains schedule efficiency.
- Coordinates with Superintendent to contact and secure subcontractors, materials, and labor for assigned projects.
- Requests & Confirms lead times and orders materials needed for assigned jobs.
- Works in the Project Management tool to document contacts, project schedules, safety plans, QA/QCs, etc.
- Visits jobsites multiple times per week to help problem solve, check progress, and partner with the Superintendent.
- Reviews subcontractor’s scope of work, subcontract, change order requests.
- Reviews and distributes subcontractor submittals.
- Looks ahead to future phases of the project and develops a plan for those future needs.
- Responds to requests for information, acquires permits, pays fees associated with project, collaborates with closeout documents and manages handoff.
- Coordinates internal resources and third-party vendors for flawless project execution.
