Job summary

Accesso, a solutions-driven property management company in Durham, NC, seeks a Building Engineer to perform complex preventive maintenance and repairs on building systems, equipment, and grounds. You will operate and monitor HVAC systems, BAS, lighting, and life-safety controls, while maintaining records and coordinating with tenants and service providers.

The role requires 3–5 years of related experience, relevant licenses, and the ability to work after hours.

Qualifications

• 3–5 years of commercial building maintenance experience.
• CFC license and refrigerant licenses preferred.
• Background check and drug test required; bondable.

Responsibilities

• Possess clear and effective written and verbal communication skills.
• After hours on-call emergency response.
• Utilize current technology tools (hardware and software) for work orders.
• Develop and maintain courteous, service-oriented rapport with tenants, occupants, vendors, clients, and co-workers.
• Operate and troubleshoot HVAC systems and controls.
• Complete maintenance and repair records as required.
• Operate building systems including HVAC BAS, access/lighting controls, fire and life safety systems.
• Perform routine building maintenance and repairs.
• Interact professionally with tenant Facility personnel and contracted service providers.
• Respond to and resolve tenants’ service calls.
• Maintain relationships with management and engineering staff to update work orders.
• Assist with ordering, stocking and inventory of parts as directed by Chief/Assistant Chief Engineer.
• Work independently with minimal direction.
