Job summary

Ryan Companies Inc. seeks an Asset Management Associate to support oversight of commercial property portfolios in downtown Minneapolis.

You will help maximize returns through financial modeling, valuation, and strategic leasing decisions, partnering with the Investment Group, developers, brokers, and property managers. Responsibilities include leading model work in Argus/Excel, coordinating NPV analysis, updating budgets, and guiding capital improvements.

Qualifications

• Undergraduate degree required.
• 4–8 years of analyst experience in commercial real estate development or investment.
• Experience forecasting and modeling commercial real estate investments with strong valuation concepts.
• Knowledgeable about LLC/Partnership structures, tax, and financing structures.

Responsibilities

• Create and modify sophisticated financial models in Argus and Excel, taking the lead on the model.
• Coordinate lease NPV analysis and impacts on asset value and cash flow for future leases.
• Lead cash flow management and property distributions with accounting team.
• Develop and manage capital improvement plans with cost–benefit analysis.
• Provide leadership to property managers and review operating budgets.
• Assist in loan refinancings or restructurings with Capital Markets.
• Support quarterly reforecasting of returns and quarterly management meetings.
• Prepare investment letters and memorandums.
• Manage due diligence on asset sales and market research.
