Job summary
Cache County Assessor's Office is seeking an internal candidate for a full-time Commercial Appraiser II. Responsibilities include field and desk duties to value commercial/industrial properties, with emphasis on USPAP compliance and market data analysis.
The role offers full benefits starting on day one and a schedule of Monday–Friday, 8:00 a.m.–5:00 p.m. Pay ranges from $35.71 to $40.70 per hour, with Utah-specific benefits.
Qualifications
- Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a closely related field.
- Three (3) years of experience in commercial real estate appraisal.
- Ad Valorem Certified Residential or Ad Valorem General appraiser designation.
- Valid Utah Driver's License, with specified driving standards.
Responsibilities
- Valuation of standard commercial and industrial properties using Cost, Sales Comparison, and Income Capitalization approaches.
- Conduct on-site field inspections to verify dimensions, construction, condition, and use.
- Analyze rent rolls, operating statements, and lease data to determine NOI and cap rates.
- Represent the Assessor's Office before the Board of Equalization with evidence and appraisals.
- Assist in development and calibration of mass appraisal models using CAMA software and GIS tools.
- Ensure all work complies with USPAP and state statutes.
