The Cache County Assessor's Office is seeking an internal candidate to join our team as a Commercial Appraiser II. This role will perform technical field and desk duties to identify, collect data on, and value commercial and industrial real properties. Working under supervision, you'll conduct physical field inspections, analyze market data, and ensure accurate property records. All work must align strictly with the Uniform Standards of Professional Appraisal Practice (USPAP), Utah State property tax statutes, and county guidelines.
Commercial Appraiser II is a full-time benefited position, generally working Monday - Friday, 8:00 a.m. to 5:00 p.m. All benefits start on the first day! Independently perform the valuation of standard commercial and industrial properties (e.g., retail strips, office buildings, warehouses) utilizing the three recognized approaches to value: Cost, Sales Comparison, and Income Capitalization.
Conduct on-site inspections of commercial properties to verify physical dimensions, construction quality, condition, and intended use.
Analyze rent rolls, operating statements, and lease data to determine Net Operating Income (NOI) and appropriate capitalization rates for valuation purposes.
Represent the Assessor's Office before the Board of Equalization (BOE) by preparing comprehensive evidence, written narratives, and appraisals to defend valuation findings.
Assist in the development, calibration, and maintenance of commercial mass appraisal models; utilize Computer-Assisted Mass Appraisal (CAMA) software and GIS tools to identify property inconsistencies and manage data.
Ensure all appraisal work complies with Uniform Standards of Professional Appraisal Practice (USPAP) and Utah state property tax statutes, while maintaining professional and tactful communication with taxpayers, property owners, and representatives.
Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a closely related field AND Three (3) years of experience in commercial real estate appraisal.
