Job summary

Coastal Ridge Real Estate seeks a Maintenance Specialist - HVAC to troubleshoot, repair and replace HVAC systems across the Columbus market. You will lead high-­level maintenance tasks, train site teams, and coordinate vendor engagements to ensure top-tier resident service.

With 5+ years in maintenance/HVAC, EPA Type I/II certification, and a valid driver’s license, you’ll travel between communities using a company vehicle and contribute to preventative maintenance programs while supporting a

Qualifications

• High school diploma or equivalent required; bachelor’s degree preferred.
• At least 5 years’ experience in maintenance/HVAC/appliance repair field.
• EPA Certification (Type I & II) required.
• Must hold a valid driver’s license and be insurable; company vehicle provided.

Responsibilities

• Act as the first contact for high-level HVAC and appliance issues beyond site teams.
• Define and implement training for site team employees on HVAC systems and appliances.
• Identify, vet, and select site-level vendors; conduct negotiations and onboarding.
• Obtain contracts and proposals from vendors and oversee work.
• Execute the preventative maintenance plan to preserve property condition.
• Assist Facilities on construction/rehab projects, vendor engagement and scheduling.
• Occasional overnight travel may be required.
• Other duties as assigned.
