Job summary

US Waffle Company, Inc. in Hazelwood, MO is seeking a CMMS Manager/Key User to lead the Ultimo CMMS implementation, PM programs, and spare parts control. You will own maintenance planning, scheduling, and asset reliability to support production uptime and cost efficiency at the Hazelwood facility.

You will build a comprehensive asset registry, standardize work orders, and drive continuous improvement in maintenance practices while ensuring safety and GMP compliance across the site.

Qualifications

• Bachelor’s degree or equivalent in engineering, maintenance, operations, or related field.
• 5+ years in maintenance planning, CMMS management, or reliability engineering in manufacturing.
• Proven CMMS implementation experience (Ultimo strongly preferred).
• Strong knowledge of preventive and predictive maintenance, spare parts and inventory management, maintenance planning and scheduling.
• Ability to build systems from scratch and drive adoption.
• Strong analytical skills with data-driven decisions.
• Experience with ERP/MRP systems (Plex a plus).
• Proficient in Microsoft Office.
• Strong organizational and project management skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Strong communication and influence across all levels.
• High sense of urgency and accountability.
• Ability to train, coach, and drive behavioral change.

Responsibilities

• Lead implementation and ownership of Ultimo CMMS, PM, work orders, and spare parts programs.
• Build and sustain maintenance planning and asset reliability for Hazelwood site.
• Develop and deploy PM program identifying critical assets.
• Establish spare parts program with min/max, BOM, inventory accuracy.
• Create and manage asset hierarchy and equipment registry in Ultimo.
• Design and standardize work order processes and scheduling.
• Plan weekly and daily maintenance schedules aligned with production.
• Drive planned vs unplanned maintenance; reduce reactive work.
• Coordinate with maintenance and operations to minimize production disruption.
• Own KPIs: PM compliance, schedule adherence, MTBF/MTTR.
• Lead procurement of maintenance parts, vendor management, PO tracking.
• Ensure CMMS data integrity and standard work; train staff.
• Support capital projects with new equipment setup in Ultimo.
• Ensure safety, GMP, and food safety compliance.
