Job summary

ShipRock Management is seeking a reliable Custodial/Building Maintenance Associate in Saint Cloud, MN. You will perform cleaning and basic maintenance to keep common areas and units in excellent condition.

The role requires at least 2 years in custodial or building maintenance, attention to detail, and good communication with tenants and team members. Some after-hours work and travel within the property may be required.

Qualifications

• Minimum 2 years of experience in custodial or building maintenance roles.
• Knowledge of custodial methods and safety practices.
• Experience with basic maintenance tasks and lighting/fixture checks.

Responsibilities

• Perform custodial duties such as sweeping, mopping, vacuuming, and sanitizing common areas and restrooms.
• Conduct light maintenance tasks including changing bulbs and addressing minor repairs.
• Prepare vacant units for new tenants by cleaning and ensuring systems are functional.
• Maintain exterior grounds by cleaning sidewalks and parking areas and addressing snow/ice as needed.
• Monitor building security and report safety hazards promptly.
• Keep inventory of cleaning supplies and equipment and reorder as needed.
• Interact professionally with tenants to handle maintenance requests and ensure satisfaction.
• Ensure compliance with health, safety regulations and company policies.
• Maintain records of maintenance activities and supply purchases using property management software.
• Perform other duties as assigned.

Key Responsibilities:

• Custodial Services: Perform custodial duties such as sweeping, mopping, vacuuming, and sanitizing common areas, hallways, and restrooms.
• Light Maintenance: Conduct minor repairs and maintenance tasks, including changing light bulbs, replacing filters, and addressing minor plumbing issues.
• Apartment Turnovers: Prepare vacant units for new tenants by cleaning, painting, and ensuring all systems are operational and in good condition.
• Groundskeeping: Maintain exterior grounds by picking up trash, clearing snow and ice, and ensuring sidewalks and parking lots are clean and safe.
• Safety and Security: Monitor building security by performing regular inspections and addressing any safety hazards or concerns promptly.
• Supply Management: Maintain inventory of cleaning supplies and equipment, ensuring adequate stock levels for daily operations.
• Tenant Interaction: Interact professionally with tenants to address maintenance requests and ensure their satisfaction with building cleanliness and maintenance services.
• Compliance: Ensure compliance with health and safety regulations, as well as company policies and procedures related to building maintenance and custodial services.
• Record Keeping: Maintain accurate records of maintenance activities, apartment turnovers, and supply purchases using property management software.
• Other duties as assigned.

Qualifications:

• Experience: Minimum of 2 years of experience in custodial or building maintenance roles.
• Skills:
  • Knowledge of custodial practices and techniques.
  • Basic understanding of building systems and light maintenance tasks.
  • Strong attention to detail and ability to work independently.
  • Good communication skills for interacting with tenants and team members.
  • Familiarity with property management software is a plus.
• Other Requirements:
  • Must be of age 18 or older
  • Ability to pass a background check.
  • Must have and maintain a valid driver’s license.
  • Must have and maintain a reliable vehicle for work related travel and tasks.
