We are looking for a knowledgeable and skilled worker who can be responsible for providing thermal energy service to customers by operating, servicing, maintaining, and monitoring chilled water production. In this role, you will be responsible for monitoring plant operations through a computerized control system and making recommendations and decisions affecting plant operation or shut down. You will provide support to mechanics and maintenance staff in performing repairs and preventative maintenance on plant equipment and facilities.

The ideal candidate will have:

  • Minimum four (4) years' experience in the operation of large chillers, chilled water operations, and /or similar industrial equipment, including maintenance/operation of large machinery, control systems, etc.
  • Completion of an approved apprenticeship or vocational/technical training in heating, ventilation and air conditioning or equivalent may substitute for two (2) years of experience.
  • Must possess EPA Section 608 Universal Refrigerant Handling Certification (OR) have the ability to obtain within 6 months of hire.
  • High School Diploma or GED
  • Valid Florida Driver's License

Salary Range: Starting at $25.274 per hour (Estimated $52,569.92 annually) with a structured step progression system and performance-based pay increases every 6 months up to $33.629 per hour (Estimated $69,948.32 annually).

Job Purpose:

Responsible for providing thermal energy services to customers by operating, servicing, maintaining, and monitoring chilled water production equipment including water treatment, metering, instrumentation, and control devices for efficiency and reliability.

Primary Functions:

  • Participate in the operation of various chilled water districts through learning the sequence of operation, while maintaining the equipment and facilities;
  • Perform and learn the proper operation of the primary and secondary loop, including all functions of the Energy Delivery Stations, Heat Exchangers, and Pressure Reducing Valves;
  • Ensure an efficient and reliable chilled water supply to customers;
  • Monitor plant operation through a computerized control system, creating the necessary trends and generating daily efficiency and reliability reports, to make recommendations and improvements;
  • Assist and provide support to lead mechanics and maintenance staff in performing repairs and preventive maintenance to plant equipment and facilities;
  • Make emergency decisions, affecting plant operation or shut down;
  • Starts and stops the equipment when required to meet chilled water system demands or emergency situations through the computerized control system; assist and learn to stop and start without the assistance of the computerized control system;
  • Perform Plant Restoration sequence following step by step assistance to respond to system faults or equipment malfunctions;
  • Act as member of the Emergency Response Team in the event of a spill, fire, hurricane or other emergency;
  • Understand and conduct regular Lock-out and Tag-out standard procedures to ensure safe practices across plant operations;
  • Maintain facilities with general cleaning as required;
  • Perform other duties as assigned.

Technical Requirements:

  • Working knowledge of, but not limited to, the following:
  • Basic thermal energy production equipment as related to operation and maintenance;
  • Basic computerized controls and automation systems;
  • Reading, understanding, and using equipment manuals, blue prints, flow charts, and other technical data;
  • Mechanical maintenance and instrumentation of a chilled water plant;
  • The operation of Energy Delivery Stations, BTU-Hr meters, bypass, return valves, heat exchangers, pressure reducing valves, and energy calculations in Tons of refrigeration;
  • Software to include: Siemens Insight (Energy Control system), Desigo (Building Automation System), Electronic Logging Interface, and Security monitoring software;
  • Use of the following equipment:
  • Mechanical tools/devices associated with chilled water equipment;
  • Electric metering equipment and refrigerants;
  • Arial lifts, ladders, scaffolds, and platforms;
  • Company vehicle;
  • Basic proficiency in Microsoft Office (Word, Excel, Outlook);
  • Ability to:
  • Perform all aspects of the operation, maintenance, and upkeep of the chilled water plant without physical limitations;
  • Perform changes to the algorithm controlling the automation system;
  • Troubleshoot complex system irregularities and identifying the root cause of issues related to plant operations;
  • Determine appropriate plan of action in the case of start and stops or plant shut downs, due to repairs, maintenance, or emergency situations affecting plant operations;
  • Communicate effectively with lead mechanic, maintenance staff, contractors, engineers, and customers.

Education/ Certification/Years of Experience Requirements:

  • High school diploma or GED
  • Minimum four (4) years' experience in the operation of large chillers, chilled water operations, and/or similar industrial equipment, including maintenance/operation of large machinery, control systems, etc.
  • Completion of an approved apprenticeship or vocational / technical training in heating, ventilation and air conditioning or equivalent may substitute for two (2) years of experience
  • Must possess EPA Section 608 Universal Refrigerant Handling Certification (OR) have the ability to obtain within six (6) months of hire
  • Continuing education courses in air conditioning, electrical and automated controls (preferred)
  • Valid Florida Driver's License

Working Conditions:

This job involves very frequently working in a high noise environment. This job involves frequently working in heights and confined areas, including working from ladders, scaffolds, and platforms. This job may involve occasional exposure to water treatment chemicals and may on occasions be required to move sealed chemical containers or assist in cleaning up spills. Employees are expected to work overtime and respond to call out for work at all hours, on weekends/holidays and in all manner of inclement weather. Employees are also expected to participate in call out rotation and respond to call out 24/7 to maintain chill water plant operations.

Physical Requirements:

This job consists of very frequent standing, walking, speaking and hearing. Detailed inspection, reading, and editing are very frequently required. This job consists of frequent sitting, pushing, reaching over head, climbing (Ladders, stairs, hills), and may involve frequent writing. This job consists of occasional lifting up to forty (40) lbs, kneeling and crawling, and may involve occasional pushing, pulling, and/or digging.
