Summary of Position
Are you a skilled Engineer passionate about maintaining high standards in a vibrant, mixed-use affordable housing community? As a Chief Maintenance Technician, you will play a key role in ensuring the functionality, safety, and reliability of Manhattan Plaza, a 1,689-unit apartment complex in Midtown, New York City. Reporting to the Director of Maintenance and working closely with the Assistant Maintenance Director and four Maintenance Supervisors, you will perform hands-on maintenance and technical repairs on essential building systems—including plumbing, electrical, HVAC, and refrigeration. You’ll work alongside a team of 50 union maintenance professionals, ensuring all systems meet company standards, union requirements, and NYC codes.
Responsibilities
- Lead diagnosis and repair of major building equipment such as HVAC units, boilers, pumps, electrical panels, plumbing systems, and refrigeration.
- Serve as the primary technician for complex mechanical issues, ensuring repairs meet manufacturer specifications and code requirements.
- Oversee daily maintenance operations, respond to emergencies, manage supply inventory, and coordinate with procurement for parts.
- Supervise and participate in repair projects, infrastructure upgrades, and capital improvements.
- Conduct inspections, assess equipment condition, identify potential failures, and maintain logs and compliance documentation.
- Develop and implement preventive maintenance schedules and troubleshoot performance issues.
- Provide technical guidance and support to maintenance staff, ensuring safety and proper training.
- Ensure compliance with safety codes and regulations through safety programs and checks.
- Contribute to budgeting and long-term repair planning based on firsthand experience.
- Assist in recruiting and training maintenance staff, fostering a culture of excellence.
- Coordinate with contractors and vendors for bids and repairs.
- Perform other duties as assigned.

Compensation
- $60.01 - $64.90 per hour
- Annual performance bonus

Qualifications
- 5-7+ years of experience in building engineering or facilities maintenance, preferably in residential high-rises and affordable housing.
- Technical or vocational training in building systems or equivalent on-the-job experience; valid L94 license or engineering background is a plus.
- On-site residency in a provided 2-bedroom apartment after 6-9 months.
- Strong technical skills in HVAC, plumbing, electrical, boilers, BMS, and fire/life safety systems.
- Relevant certifications like FDNY Certificates of Fitness or trade licenses are advantageous.
- Knowledge of HPD, DOB, FDNY, and REAC/NSPIRE regulations.
- Ability to read and interpret technical drawings and supervise projects.
- Proficiency in Microsoft Office, Adobe, MS Project, and property management software like RealPage OneSite.
- Physical ability to lift up to 50 lbs and participate in on-call rotations.
