Lillibridge manages more than 22 million square feet of outpatient medical space across 36 states, providing prime medical office spaces to health systems and physicians seeking to expand their reach and deliver value to their communities.About the RoleThe Chief Maintenance Engineer is responsible for overseeing full maintenance responsibilities for an off-campus medical office building. Responsibilities include, but are not limited to, all general repairs and preventative maintenance of building systems, knowledge of various HVAC systems, steam and condensing boilers, utility savings efforts, lighting, and fire/life safety systems, as well as ensuring optimal client/tenant satisfaction. Additionally, this role will manage and maintain policies, procedures, standards and reporting related to all maintenance functions, including staffing, budgeting, contracts, and recommendations for capital expenditures.This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, employees, and patients. Key responsibilities may include, but are not limited to:Coordinate with General Manager to design, implement, and manage a computerized preventative maintenance program and work order systemOversee the operation and performance of routine repairs and preventative maintenance on building equipment and building systems efficiently and effectivelyRespond to tenant calls and perform necessary repairs or adjustments as appropriatePerform daily rounds of buildings and common areas to maintain a safe and pleasant environmentOversee completion of all work order documentation in accordance with departmental protocolSchedule daily tasks, preventative maintenance, and projects with maintenance staffCoordinate with General Manager and tenants for required system performance and equipment testing and inspections per regulatory standardsMaintain engineering logs and complete required reportsReview and update MSDS logbooksMaintain inventory of tools and equipmentMaintain all mechanical rooms, storage areas, and shop areas in a clean and safe conditionAssist with the monitoring of vendors and outside contractors as appropriateDirect and train maintenance personnel in the safe and effective operation of equipment and building systemsSupervise, monitor and evaluate the performance and effectiveness of maintenance personnel and regularly inform General Manager of statusAssist with the development of annual budgets and monitor adherence to budgeted financial targetsRespond to emergency situations in accordance with departmental policies and proceduresAssist with the implementation of ongoing improvement programs (i.e., Energy Star, LEED, etc)Lead requisition of supplies, materials, and vendor work with approval from General ManagerAdhere to all safety standards, policies, procedures, and codes of conductReport all pertinent events and activities to General ManagerQualificationsHigh School Diploma or GED required; successful completion of a two-year college/technical school preferredValid driver’s license and reliable transportation7 to 10 years of related work experience and technical training, preferably in healthcare, commercial real estate, or hospital environmentsMaryland 2nd Grade Stationary Engineer license required; 1st Grade Stationary Engineer strongly preferredCFC handling certification preferredMust be located in Baltimore, MD area with availability for after-hours emergencies and participation in on-call rotationMust be in office (onsite) 5 days a weekBasic aptitude for mathematics and ability to assist in maintenance budget preparationAbility to lift and move 100-pound objects by applying proper body mechanicsAbility to read/understand blueprints, CAD experience preferredDemonstrated experience in oversight of energy savings efforts and initiativesMust be legally authorized to work in the United States without need for employer sponsorship now or in the futureWhy Choose LillibridgeCompetitive pay and performance-based incentives90% employer-covered health insurance401(k) with company match20 days of PTO to start + 11 paid holidaysStable, long-term career growth with a trusted national leaderThe estimated base salary range for this position is $110,000 - $157,000 annually . This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
