Description
Chief Engineer is responsible for the safe and efficient operation of building(s) and works to maintain the integrity and value of the physical assets. Provides the highest quality of service for satisfactory resolutions of all tenants and owner interests. Duties include both field supervision and inspection of work and office administrative duties in support of the functional area of assignment. Position is expected to exercise initiative and independence in implementing departmental policies, developing effective work processes, and solving operational problems. Work requires strong formal conduct of operations skills, technical expertise, personal accountability, and flawless execution of work activities in a high-risk environment, ensuring exceptional customer satisfaction and confidence.
Essential Duties And Responsibilities
Financial
- Manage operational accounts for the building and assist in developing operating and capital budgets.
- Understand financial terms, principles, and analyze operating budgets.
- Solve problems involving multiple options; intermediate analytical and quantitative skills required.
- Present information effectively; estimate maintenance costs and evaluate alternatives.
- Monitor and track expenditures for contracts, maintenance, and capital improvements.
Technical
- Perform hands-on operations and maintenance on facility systems and equipment.
- Analyze energy usage, originate cost-reduction changes, and participate in new building maintenance planning.
- Create, implement, and monitor preventive maintenance programs.
- Inspect building systems (fire alarms, HVAC, plumbing) for proper operation and compliance.
- Oversee all building systems including fire/life safety, plumbing, HVAC, and electrical; stay current with latest trends.
- Develop specifications and manage maintenance/repair contracts.
- Operate and monitor critical and non-critical systems.
Project Management
- Apply scheduling and project management principles to replacement programs.
- Ensure project deadlines and quality standards are met.
- Assist in developing long-term maintenance plans and standards.
- Maintain clear records, reports, and drawings; coordinate maintenance schedules to minimize disruptions.
Leadership
- Oversee maintenance of over 500,000 sq ft.
- Exercise independent judgment; lead and evaluate a team of at least four employees.
- Coordinate with contractors, tenants, and engineers; provide training and guidance to staff.
- Lead shift operations in data center or critical environment facilities.
- Motivate, evaluate, and develop staff; participate in industry organizations for skill enhancement.
General Duties and Requirements
- Follow safety standards and respond to emergencies.
- Ensure vendor compliance and proper documentation.
- Adhere to company policies, perform emergency maintenance, and write reports/manuals.
- Possess a valid driver’s license, insurance, and be “on call” as part of rotation.
- Participate in ongoing safety and technical training.
Requirements
- Two years of trade schooling in electrical, refrigeration, or HVAC systems.
- Over five years of experience in commercial building operations, maintenance, and engineering, with relevant licenses (electrical, HVAC, Boiler Operator, etc.).
- Associate degree or equivalent preferred; Operating Engineers license preferred.
- Knowledge of financial principles, ability to lift 50 lbs, and perform duties in all weather conditions.
- Proficiency in Microsoft Office, problem-solving skills, and EPA 608 Certification required.
