Overview

We are seeking a highly organized and experienced Certified Facilities Manager to lead the day-to-day operations, maintenance, budgeting, and vendor management for a large commercial building. The ideal candidate will have a strong background in facilities management, with GSA experience strongly preferred.

This role ensures operational excellence, regulatory compliance, and high levels of tenant satisfaction, while effectively managing costs and vendor relationships.

Key Responsibilities
  • Manage all vendor contracts, ensuring regular reviews and competitive rebidding as required
  • Verify invoices align with contract pricing and scope
  • Monitor vendor performance and compliance with insurance and safety standards
  • Ensure adherence to GSA policies and Lease requirements
Operations & Maintenance
  • Oversee all aspects of interior and exterior property maintenance
  • Ensure properties are maintained to high standards of appearance, safety, and functionality
  • Implement and manage preventive maintenance and repair programs
  • Develop long-term maintenance and capital improvement plans
  • Respond quickly and professionally to tenant and occupant requests
  • Manage service delivery in alignment with the Lease and various LAs
  • Conduct regular evaluations of tenant needs and resolve issues efficiently and effectively
  • Build and maintain strong client and tenant relationships
Compliance, Documentation & Security
  • Maintain complete and accurate site documentation, including operating manuals, emergency plans, compliance logs, safety reports, vendor COIs, and inspection records
  • Ensure compliance with OSHA, ADA, local codes, and other regulatory requirements
  • Coordinate with government representatives as needed to meet federal compliance standards
  • Prepare, review, and manage operating budgets, capital budgets, and financial reports
  • Lead the development of annual budgets, quarterly forecasts, and strategic business plans
  • Track expenditures, approve purchase orders, and identify cost-saving opportunities
  • Analyze operational and financial data to inform decisions and report on performance
Qualifications
  • Education
    Bachelor’s degree in Facilities Management, Business Administration, Real Estate, Project Management, or a related field (preferred)
  • Experience
    7–10 years of experience in facilities or property management, preferably within commercial high-rise, campus, or multi-site environments; Government contracts, policies, and compliance experience strongly preferred
  • Certifications & Technical Skills
    Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Building Owners and Managers Association (BOMA) industry certifications required
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint)
  • Understanding of building systems, contract language, and construction specifications
  • Familiarity with Building Management Systems (BMS)
  • Past Government clearance preferred
  • Must successfully pass a background check
  • Strong working knowledge and demonstrated ability with engineering and building systems
  • Background in leasing, construction, engineering, and critical system environments (preferred)
  • Experience in the development and implementation of programs to drive out cost inefficiencies (preferred)
  • Experience with CMMS or work order systems (preferred)
Salary

Salary Range: $110,000 - $125,000
