Qualifications

  • Picks up trash and maintains a clean exterior environment.
  • Performs snow and ice removal on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Keeps parking areas clean and well‑maintained.
  • Notifies supervisor of resident or safety issues.
  • Interacts positively with residents to maintain good communication and resident relations.
  • Accurately completes paperwork such as service requests and timesheets.
  • Communicates with management on changes, maintenance needs, and tenant issues.

Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi-housing industry, is now hiring a Part‑time Caretaker (roughly 20 hours per week) to work at our apartment community in Hibbing, MN. Responsibilities include cleaning common areas, light yard maintenance, and apartment turnover cleanings. Night and weekend hours may be required. Equal Opportunity Employer.

Summary

The caretaker provides cleaning and minor maintenance for all on‑site buildings, maintains lawns and surrounding property, and communicates regularly and effectively with residents, staff, and management.

Essential Duties and Responsibilities
  • Cleans all common areas and leasing office.
  • Cleans vacant units and prepares units for new occupancy (includes appliances, cabinets, blinds, etc.).
  • Picks up trash and maintains a clean exterior environment.
  • Performs snow and ice removal (snowblowing, shoveling, salt application) on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Keeps parking areas clean and well‑maintained.
  • Notifies supervisor of resident or safety issues.
  • Interacts positively with residents to maintain good communication and resident relations.
Secondary Duties and Responsibilities
  • Accurately completes paperwork such as service requests and timesheets.
  • Communicates with management on changes, maintenance needs, and tenant issues.
Supervisory Relationships

The caretaker reports to the Property Manager and does not supervise other employees.

Qualifications
  • Education and Experience: Prefer some experience in housekeeping, caretaking, or janitorial work.
  • Language Skills: Ability to understand written and verbal directions and to read safety instructions for cleaning supplies.
  • Mathematical Skills: Ability to perform basic arithmetic (add, subtract, multiply, divide).
  • Reasoning Ability: Ability to assess situations and make timely decisions.
  • Other Skills/Abilities: Self‑motivation, independence, oral and written instruction following, prioritization, attention to detail.
Punctuality and Attendance

Requires regular attendance, reliability, and punctuality. Employees must be available during evenings and weekends for apartment turnovers and occasional emergencies.

Working Conditions

Work may involve cramped positions, ladder use, indoor and outdoor conditions, inclement weather, and moderate noise levels.

Physical Demands

Regular standing, walking, sitting, stooping, kneeling, crouching, crawling, stair climbing, talking or hearing; occasional reaching with hands and arms; lifting or moving up to 50 pounds; frequent push/pull of heavy items such as refrigerators, stoves, vacuum cleaners, and snow blowers.
