Job summary

A leading owner of marina properties is seeking a Construction & Development Analyst in Dallas, TX. This role involves underwriting Growth CapEx opportunities, conducting market research, and maintaining a construction cost database. Qualifications

Overview

Our Client

We have been engaged by a leading owner and operator of marina properties — one of the largest in the country and backed by a premier institutional capital partner — to identify a Construction & Development Analyst for their growing development team. Our client is actively expanding its portfolio and building the internal infrastructure to support that growth.

The Opportunity

Our client’s SVP of Development is building out a, high-impact team focused on identifying, scoping, underwriting, and securing funding for Growth CapEx opportunities across a national marina portfolio. This analyst will be a key hire — embedded directly in the deal process and also tasked with building out foundational tools, including a construction cost benchmarking database that will shape how the organization approaches capital planning for years to come.

This role offers rare exposure to both the analytical and creative sides of real estate development: underwriting live deals, conducting market research, presenting to institutional partners, and collaborating with operators and vendors in the field. For the right candidate, it is an exceptional platform for growth.

Key Responsibilities
  • Underwrite Growth CapEx opportunities by building and stress-testing financial models to evaluate project feasibility and returns.
  • Conduct market research to support competitive analysis and investment theses.
  • Develop and maintain a construction cost benchmarking database to inform budgeting and planning across the portfolio.
  • Prepare polished presentations and investment memos for senior leadership and institutional capital partners.
  • Collaborate with vendors, project managers, and marina operators to gather data, align on scope, and move projects forward.
  • Support budgeting, forecasting, and variance analysis for active development projects.
  • Liaise with Finance and Accounting to integrate CapEx projects into broader investment strategy and reporting.
  • Identify opportunities to improve processes in project tracking, cost control, and vendor management.
Qualifications
  • 3+ years of experience in real estate development, investment banking, private equity, construction finance, or a closely related field.
  • Strong deal underwriting and financial modeling skills — comfortable building models from scratch and defending assumptions.
  • Excellent research instincts with the ability to translate market data into clear, actionable insights.
  • Polished presentation skills; able to distill complex analysis into executive- and investor-ready materials.
  • Highly collaborative with strong relationship-building ability across operators, vendors, and cross-functional teams.
  • Proficient in Microsoft Excel; familiarity with project management tools and financial systems (NetSuite a plus).
  • Bachelor’s degree in Finance, Real Estate, Business, or a related field.
  • Marina, waterfront, or hospitality real estate experience is a plus, but not required.
Location

Our client prefers candidates located near one of their regional hubs — Dallas TX, West Palm Beach FL, Newport RI, Annapolis MD, or Mobile/Fairhope AL — though exceptional candidates in other markets are welcome to inquire.
