Job summary

Capstone On-Campus Management (COCM) is seeking a Property Maintenance Technician for The Heights at Montclair State University. The role supports the facilities team, performing preventive maintenance on HVAC, plumbing, electrical, and building systems, plus painting and general repairs.

The technician will assist in responding to emergencies, manage work logs, and help maintain safe, clean, and well-functioning spaces for residents.

Qualifications

• High school diploma or GED required.
• 3-5 years’ experience preferred in residential or student communities.
• Preference given to candidates with HVAC, LEED, plumbing, electrical, etc.
• Ability to communicate clearly, both written and spoken.
• Excellent attention to detail, time management, and organizational skills.
• Ability to prioritize and manage multiple tasks in a dynamic environment.
• Strong troubleshooting and diagnostic abilities.
• Strong customer service orientation.
• Ability to lift up to 50lbs and navigate stairs and ladders.
• Ready to serve on-call maintenance rotation and respond to campus within 30 minutes.

Responsibilities

• Perform preventative maintenance on HVAC systems and related components.
• Maintain, repair, and replace furniture in public areas, offices, and residences.
• Conduct routine boiler maintenance and monitor temperatures and gauges.
• Perform plumbing repairs including leaks, drains, toilets, sinks, and showers.
• Carry out electrical repairs including fixtures, sockets, outlets, and GFCIs.
• Complete painting and drywall repairs as scheduled.
• Replace ceiling tiles
• Maintain tools and equipment; keep maintenance shop organized.
• Conduct daily inspections and report issues with proactive solutions.
• Participate in 24-hour on-call emergency maintenance rotation.
