Summary of Position:
The Campground Manager oversees large and complex campground operations and is charged with complete responsibility and accountability for their location. This will include maintaining a strong, proactive, and collaborative relationship with the Partnering Agency, driving financial performance, personnel management (including recruiting, hiring, training and orientation), oversight of operations, extensive customer/public relations, equipment care, and facilities maintenance. The Campground Manager will collaborate with the Partnering Agency on programming and initiatives that enhance the overall guest experience. The Campground Manager will coordinate with Project Managers on improvement projects and initiatives to ensure effective planning, communication, and execution with minimal disruption to operations. The Campground Manager will work directly with the Partnering Agency to ensure we are meeting contractual responsibilities and will report directly to their General Manager.
Responsibilities:
- Oversees all regular operations for the assigned permitted area and keeps the corporate officers informed of operational and logistical needs within their assigned area of responsibility.
- Acts as a liaison between the Partnering Agency and the corporate office; attends regular meetings with our partnering agency representatives, coordinates services as required by contract and always with an eye toward exceeding expectations.
- Collaborates with the Partnering Agency on interpretive programming and initiatives that enhance the overall guest experience.
- Maintains a strong focus on the guest experience, identifying opportunities to improve visitor satisfaction, engagement, and overall experience at the location.
- Coordinates with Project Managers on improvement projects and initiatives, ensuring effective planning, communication, and execution with minimal disruption to campground operations.
- Exercises familiarity with local, county, state, and federal statutes as they apply within their assigned area. Oversees and corrects, as needed, any deficiencies in operations in order to comply with Permit, Operating Plan, and Company operating standards.
- Understands and executes on assigned portions of the operating budget. Monitors actual versus projected financial performance of assigned sites. Investigates variances, implements corrective objectives, and ensures accurate accounting, cash management, payables and receivables, and financial reporting to General Manager.
- Oversees, advises, and supports Site Managers and personnel within their assigned areas, conducting regular site visits to ensure property appearance, equipment maintenance, preventative maintenance programs, and staff training and support.
- Addresses any visitor complaints or incidents that may occur and takes whatever necessary actions are possible to resolve such situations.
- Keeps corporate team informed of any significant problems or issues within area and performs other related duties as may be assigned by corporate officers.
- Oversees the recruiting, training, scheduling, and supervision of all personnel, including disciplinary actions and terminations, in coordination with HR and the GM/AGM.
- Maintains proper controls for safeguarding assets, including but not limited to fixtures, displays, merchandise, inventory, and equipment.
- Establishes capital expenditure budgets and secures competitive bids for all major purchases. Maintains subcontract controls as required by the Concession Agreement and ensures the satisfactory performance of subs to commitments made.
- Understands and complies with government regulations pertaining to operation. This includes but is not limited to weights and measures, County Sheriff, OSHA, EPA, and Labor Departments. Maintains a professional relationship with all agencies, contractors, vendors, and customers.
- Ensures the safety of guests and employees. Trains employees in the safe use of equipment, including fire equipment and extinguishers. Understands and complies with Fire Prevention Program. Monitors physical facilities daily to ensure a proper safe environment. Maintains accurate and current OSHA records.
- Performs additional duties as assigned and as business demands
Qualifications:
- Five years of progressive multi-site management experience, including personnel, property and facility operations, budgeting, accounting, inventory, marketing, and customer relations. Hospitality or outdoor recreation experience preferred.
- Experience partnering with a public agency or managing a landlord/tenant relationship preferred.
- Knowledge of company procedures, compliance requirements, and federal, state, and local laws and regulations.
- Personnel management experience, including recruiting, hiring, training, orientation, and employee relations; receptive to feedback and committed to continuous learning.
- Knowledge of bookkeeping, purchasing, human resources, public relations, emergency procedures, and safety compliance.
- Excellent verbal and written communication, customer service, organizational, leadership, and problem-solving skills.
- Sound judgment and ability to make decisions, resolve conflicts, and work independently with minimal supervision.
- Proficient in MS Office and general office equipment, with strong administrative, recordkeeping, and cash-handling skills
- Flexible, adaptable, resilient, and comfortable working in an environment with extensive public contact.
- Ability and willingness to perform basic manual labor, including cleaning and sanitizing facilities, extended periods of movement, and occasional lifting of 25+ lbs.
- Willingness to work a flexible schedule, including evenings, weekends, and holidays.
- Valid Driver's License, insurability through our motor vehicle carrier, and access to reliable transportation.
