Job summary

KW Property Management is seeking a seasoned General Manager (Community Property Manager) to oversee operations for a Florida community. The role requires leadership of on-site staff, coordination with the Board of Directors, and ensuring adherence to contractual obligations and CAM standards.

The GM will manage budgeting, financial reporting, and vendor relations while maintaining exceptional service to residents and owners.

Qualifications

• Five years of experience as Community Property Manager managing community operations.
• Strong customer service principles and practices.
• Ability to read, analyze, and interpret leases, regulations, or related documents.
• Proficient with Microsoft Office Applications.
• Florida CAM license required.
• Valid Florida Driver's license.
• Flexible hours including nights and weekends.
• Some locations may require bilingual English/Spanish.

Responsibilities

• Serve as the key liaison between the client, KW Property Management, and internal support staff to project a professional image.
• Coordinate with the Association Board of Directors and Developer to manage and operate the community.
• Prepare annual budget for the association.
• Analyze and distribute monthly financial statements and variances.
• Maintain property files/records and provide timely status reports.
• Supervise on-site staff and manage maintenance/service contracts.
• Lead team meetings and prepare reports, budgets, and bid analyses.
• Ensure contracts have insurance Certificates of Insurance and vendor documentation.
• Update Association communications, newsletters, and website.
• Monitor aging reports and collections; assist with timely legal actions if needed.
