Job summary

JLL is seeking an Operating/Building Engineer in Huntsville to maintain and repair commercial building systems, including HVAC, electrical, plumbing, and life-safety equipment. The role emphasizes preventive maintenance, equipment readings, and monitoring external contractor work to ensure quality and cost control.

You will work on a variety of systems, perform diagnostics, and uphold safety and regulatory standards in a fast-paced facility environment.

Qualifications

• 5+ years of experience maintaining and repairing commercial building systems.
• Ability to analyze operation of mechanical, electrical, plumbing, and HVAC systems.
• Working knowledge of CMMS (Corrigo).
• High school diploma or GED equivalent.
• Physical ability to access equipment components for extended periods.
• Ability to work in varying environmental conditions including heat, rain, cold, and day/night hours.

Responsibilities

• Operate, maintain, and repair Mechanical, Plumbing, Electrical, Structural, Fire, Life Safety, and Control systems to keep all facility and building systems performing to applicable standards
• Perform preventative maintenance on HVAC systems and associated equipment, including cleaning, inspecting, calibrating, and replacing parts to maintain optimum performance levels
• Record equipment readings and system parameters, making necessary adjustments to ensure proper operation and identifying potential issues before they escalate
• Monitor the quality and pricing of maintenance work performed by outside contractors to ensure standards are met and costs remain competitive
• Maintain responsibility for facility services, purchasing and inventory control, contracted maintenance coordination, and general maintenance tasks
• Perform periodic checks of tool and instrument inventory to ensure all equipment is available, properly maintained, and ready for use
• Troubleshoot and repair lighting systems, including ballast replacement throughout the facility
• Perform maintenance and repairs on plumbing fixtures including toilets, urinals, and hand wash stations, and operate drain cleaning augers to resolve blockages
• Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace at all times
