Job summary

Insight-Living is seeking a Senior Director of Building Services to guide daily operations and strategic direction for facility maintenance across our senior living communities. You will lead a team, manage upgrades, and drive preventive maintenance to minimize downtime and extend asset lifespan.

The role requires a strong background in building systems (HVAC, electrical, plumbing, mechanical), safety compliance, and executive communication with stakeholders.

Qualifications

• Bachelor’s degree in building services, engineering, business administration, or related field.
• Advanced degrees or certifications such as CFM, CHFM are preferred.
• 10–15+ years in maintenance management, with leadership in residential facilities.

Responsibilities

• Provide executive leadership in strategic planning for facilities infrastructure.
• Oversee maintenance department and grounds management for a senior living community.
• Manage upgrades, renovations, and large-scale projects to budget and timelines.
• Develop long-term preventive maintenance plans to maximize asset lifespan.

POSITION SUMMARYThe Senior Director of Building Services is responsible for overseeing all aspects of the daily operations and strategic direction of facility maintenance and management, ensuring that buildings, systems, and rounds consistently meet all safety, quality, and operational standards.RESPONSIBILITIESInclude but are not limited to the following:Provide executive leadership in strategic planning and the maintenance of the physical infrastructure of a senior living community.Oversee the facilities maintenance department, ensuring efficient operation and excellence inbuilding systems and grounds management.Lead facility upgrades, renovations, and repair projects, ensuring they are completed on time, within budget, and to high standards.Manage larger-scale projects, oversee design, execution, and post-completion evaluations.Work closely with the executive team to develop and implement long-term maintenance strategies and preventive maintenance plans to minimize downtime and maximize facility assets' lifespan.Mentor and lead maintenance managers and specialists, fostering an environment of professional growth and excellence.Ensure strict compliance with all health and safety standards, legal regulations, environmental policies, building codes and licenses. Oversee Safety Committee.Develop, propose, and manage the maintenance budget, having final authority on expenditures and resource allocation.Direct rapid and effective responses to emergency maintenance situations, ensuring minimal impact on operations.Maintain detailed records of maintenance work, inspections, and compliance activities to support facility management and meet regulatory requirements.Supervisory Responsibility: Yes.ADDITIONAL RESPONSIBILITIES:Personally perform and oversee routine building maintenance and repairs.Diagnose and troubleshoot plumbing, electrical, HVAC, appliance, mechanical, carpentry, and general building issues within the employee's training and qualifications.Perform minor plumbing repairs, including faucets, toilets, drains, valves, fixtures, and leak-related repairs.Perform minor electrical repairs such as replacing switches, outlets, fixtures, bulbs, and other components when appropriately qualified to do so.Perform basic carpentry, painting, patching, drywall repair, caulking, hardware replacement, and similar building repairs.Remove damaged drywall, ceiling material, flooring, cabinetry, fixtures, or other building materials when necessary to access or evaluate maintenance problems, provided the work can be performed safely and does not require a licensed contractor.Assist with water intrusion, leaks, flooding, and other property emergencies, including removal of damaged materials, extraction assistance, cleanup, drying, and preparation of affected areas for professional repair.Perform apartment turnover and make-ready work as assigned.Move furniture, equipment, supplies, and maintenance materials as reasonably necessary to complete maintenance responsibilities.Maintain community equipment, tools, vehicles, and maintenance areas.QUALIFICATIONSEducation & Experience:Minimum of a bachelor's degree in building services, engineering, business administration, or related fields. Advanced degrees or certifications such as Certified Facility Manager(CFM), Certified Healthcare Facility Manager (CHFM)are preferred.Must have at least 10-15 years of experience in maintenance management, with a significant portion in a leadership role within residential facilities.Knowledge, Skills & Abilities:Exceptional leadership and organizational capabilities.Advanced proficiency in budget and project management.Comprehensive knowledge of building systems including HVAC, electrical, plumbing, and mechanical.Expertise in safety, building codes, and health regulations.Proven problem-solving skills and decision-making capabilities.Excellent communication skills for high-level interaction with all community stakeholders.Ability to manage and prioritize multiple large-scale projects under tight deadlines.
