Job description

CDD is a non-profit community-based organization that supports individuals with developmental disABILITIES in their own homes throughout the Kansas City Metropolitan area. We have been doing this for over 50 years with the goal of adding 50+ more in our sight. Speaking of goals, CDD offers incentives based on meeting agency-wide goals as well as differentials for homes that are behavioral, high medical needs, and for shifts that occur on Saturday and Sunday.

Summary / Objective

Working under the supervision of the Maintenance supervisor, the Maintenance Tech 1 performs duties related to the general maintenance and upkeep of buildings, grounds, equipment, and vehicles. Responsible for repairing and maintaining electrical, plumbing, mechanical, safety and related systems. Is on-call for occasional after-hours service calls.

Essential Functions

  • Ability to install, inspect, repair and maintain the carpentry, electrical, plumbing, mechanical, painting, grounds, safety and other related systems of all locations using appropriate equipment, tools, and materials.
  • Perform carpet cleaning, floor stripping, buffing and related floor maintenance.
  • Perform drywall, caulking and sealing activities.
  • Perform vehicle inspections and basic maintenance.
  • Monitor and control supplies and equipment; order supplies and tools as necessary according to established policies.
  • Maintain invoices and receipts and submit to supervisor for review and approval.
  • Respond, as needed, to emergency work orders that can't be addressed in a timely manner by third-party contractors
  • Ability to meet and deal tactfully and courteously with persons served, fellow employees and vendors / contractors.
  • Ability to update inventories and other supplies as needed.
  • Ability to understand complex written and oral instructions.
  • Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
  • Knowledge of pertinent local, state and federal laws, ordinances, codes, and rules.
  • Ability to communicate clearly and concisely, both orally and in writing.
  • Ability to establish and maintain effective working relationships with those contacted in the course of work.
  • Ability to manage time and follow policies and procedures.
  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce

Supervisory Responsibility

None.

This job operates in an indoor and outdoor field environment; travel from site to site; exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions.

Physical Demands

Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and / or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.

Position Type and Expected Hours of Work

This is a full time position. Days and hours of work are generally : Monday through Friday 8 : 00 am to 4 : 30pm. There is an ON-CALL aspect to this role that rotates on different weeks you will be on call. Any ON-CALL notification that you are involved in will be a minimum of 2 hours pay but your time on the call could exceed this 2 hour time period.

Travel

Travel throughout the metropolitan area as needed.

Required Education and Experience

  • High School Diploma or GED.
  • A minimum of one year facilities maintenance experience.

Preferred Education and Experience

  • One or more years verifiable technical training.
  • Two or more years facilities maintenance experience.
