Building Maintenance Technician/Engineer

The Building Maintenance Technician/Engineer is a critical member of our commercial real estate operations management team. The individual will work with the real estate managers, accounting team, and owner to ensure that buildings are maintained, tenant needs are addressed, and that special projects are handled professionally, timely, and within budget.

Essential Duties:

  1. Complete routine inspection, maintenance, and repairs for managed properties (could include external ground and building maintenance or internal building maintenance).
  2. Complete construction and maintenance assignments at managed properties to include building inspections, framing/drywalling/taping/finishing/painting, door hardware/installation, acoustical ceiling repair/replacements, routine plumbing and electrical repairs, and other general carpentry and maintenance requests.
  3. Identify preventive maintenance, building repairs, deferred maintenance, and other operational programs necessary to ensure the upkeep and capital preservation of real estate assets.
  4. Work with Operations Team members to support managed properties by assisting in obtaining contractor bids.
  5. Review contractor work for quality and workmanship.
  6. Manage small construction projects (obtain bids, manage scheduling, assist in managing the budget, and manage contractors and their quality of work).
  7. Assist in the development of systems and procedures to ensure timely maintenance and upkeep of buildings, as well as to ensure landlord compliance with construction and operations.

Required Experience: 5+ years of well-rounded construction and maintenance experience in the commercial real estate industry; ability to communicate professionally and articulately both verbally and in writing with team members, tenants, contractors, and management; experience in meeting completion deadlines; experience with work order software and time tracking software (Yardi and Paychex); proficient with Microsoft Office Suite (Outlook, Word, Excel, etc.); ability to travel to metropolitan commercial property sites (must have a valid driver’s license and reliable transportation).

Required Experience for Engineer Candidates: Must have one or more of the following licensures or certifications: MN Boiler License, Professional Engineer, Construction Contractor, MN Plumber License, MN Licensed Electrician, Municipal Regulations in MN for HVAC, other licensures or certifications in the field will be considered.

Working Conditions:

  1. This job may require work outdoors and indoors.
  2. This job requires roving to different sites.
  3. Physical requirements include standing, climbing, walking, and sitting.
  4. Lifting to 50lbs.
  5. Travel to metropolitan commercial property sites as needed.
  6. After hours call availability for emergency building requests, on average 1-2 times per month.
