Job Description

To provide technical duties and coordination in the Facilities Department to maintain interior/exterior services and preventative maintenance of the building in accordance with state, local, and regulatory compliance.

ESSENTIAL FUNCTIONS:

  1. Diagnose and monitor plant operations including but not limited to plumbing, electrical, and compressed air systems.
  2. Create specifications for preventative and predictive maintenance by outside vendors and assist in executing those activities.
  3. Address facility-related daily issues through the work order system (Facilities Quick Track, FQT).
  4. Provide Facilities Manager with input and assistance on special projects (e.g., construction projects, equipment selection, cost-reductions).
  5. Monitor and maintain building comfort levels through the computer BAS system and daily audits.
  6. Develop specifications for capital expenses and manage projects from order to invoice approval.
  7. Repair or modify items including but not limited to doors, furniture, plumbing, filters, and other facility-related equipment.
  8. Maintain reliable, consistent attendance.

OTHER FUNCTIONS:

  1. Operate and program computerized energy management systems.
  2. Take ownership to ensure recognized facility problems are appropriately resolved.
  3. Respond appropriately to all unsafe practices.
  4. Maintain a flexible schedule to meet unscheduled customer requests, including necessary overtime.
  5. Audit all areas of the facility to verify project completion or quality of services performed, which may include elevated areas.
  6. Perform other duties as assigned.

SKILLS/KNOWLEDGE:

  • Ability to read and understand construction documents and blueprints.
  • Working knowledge of HVAC equipment, compressors, tools, and related systems.
  • Strong organization and planning skills.
  • Strong verbal and written communication skills.
  • Knowledge of MIOSHA regulatory standards, Safety Data Sheets, Personal Protective Equipment, etc.
  • Understanding of environmental compliance issues.
  • Working knowledge of electrical, security systems, landscaping, food services, housekeeping, and plumbing systems.
