Job summary

The Rosenblum Companies is seeking a full-time Building Maintenance Technician in Albany, NY. The role supports our Multifamily Property Management team, offering a competitive hourly wage and opportunities for growth.

Qualifications

Responsibilities

• Ensure interior and exterior meet RDC standards; inspect buildings and grounds.
• Complete work orders; perform routine maintenance on building systems.
• Troubleshoot and repair lighting, doors, locks, appliances, fixtures, drywall, and more.
• Interface with tenants and guests to support a positive experience.
• Maintain preventative maintenance logs and coordinate with managers and vendors.

Building Maintenance Technician

Salary Range: $24.00 To $28.00 Hourly

Major Accountabilities:

Property Conditions

• Ensure interior and exterior of properties meet RDC standards.
• Inspect buildings, maintain cleanliness, functionality, and quality of common areas, amenities, and grounds.
• Identify and address any deficiencies, recurring issues, or potential hazards, ensuring corrective actions are taken promptly to preserve asset integrity and support operational excellence.

General Maintenance & Repairs

• Complete work orders in a timely and efficient manner in accordance with company standards. Ensure appropriate close-out.
• Perform routine and corrective maintenance on building systems, including electrical, plumbing, HVAC, mechanical, and structural components.
• Monitor building systems, perform troubleshooting and escalated as needed.
• Diagnose issues and carry out repairs for lighting, doors, locks, appliances, fixtures, drywall, flooring, other building components and etc.
• Interface with tenants and guests onsite to support a positive experience with our product.

Preventive Maintenance & Inspections

• Conduct scheduled preventative maintenance tasks and inspections of equipment and mechanical systems to reduce downtime and prolong asset life.
• Maintain logs, reports, and documentation for preventive maintenance activities.
• Communicate effectively with property managers, leasing teams, and customers.
• Communicate with outside contractors and vendors when necessary.
• Provide input on maintenance needs and capital improvement recommendations.
• Minimum GED or equivalent; accredited trade school or relevant experience; relevant training through an apprenticeship program.
• Minimum three (3) years of responsible experience performing a variety of building maintenance duties.
• General building maintenance and construction knowledge; including basic carpentry, electrical, plumbing, and HVAC.
• OSHA 10 & Fair Housing certification completed within 90 days of hire.
• Knowledge of safe work practices, basic computer and smartphone usage.
• Ability to operate a variety of building maintenance equipment, machines, and power/hand tools.
• Ability to work a rotating monthly on-call schedule for nights and weekends and to arrive early during snowstorms.
• Ability to travel between locations is required. As such, reliable transportation and a clean driving record is necessary.
• Ability to work overtime as required.
• Proven ability to build and maintain quality relationships with tenants, vendors, and team members.
