Role Summary:
The Building Maintenance Engineer is a vital member of our commercial real estate management team. The individual will collaborate closely with real estate managers, the accounting team, and owners, often serving as the primary contact for tenants, to ensure buildings are maintained, tenants receive exceptional service, and projects are completed professionally, promptly, and within budget. This position reports to the Operations Manager.
Essential Duties:
- Conduct routine inspections, maintenance, and repairs for managed properties, including external grounds and internal tenant suites.
- Perform construction and maintenance tasks such as building inspections, framing, drywalling, taping, finishing, painting, hardware installation, acoustical ceiling repairs, plumbing, electrical repairs, and general carpentry.
- Identify preventive and deferred maintenance needs, perform repairs, conduct annual inspections, and supervise operational programs to preserve real estate assets.
- Track and communicate work needs and forecasts to relevant stakeholders, including owners, managers, and assistants.
- Support property management by managing vendor relationships, reviewing and negotiating contractor bids, and advising on maintenance to ensure building longevity.
- Review contractor work for quality and adherence to standards.
- Manage small projects, including bid comparison, contractor selection, scheduling, budgeting, and tenant communication.
- Develop systems and procedures for timely maintenance, regulatory compliance, and operational standards.
- Work approximately 85% of the time at commercial property sites.
Required Experience and Qualifications:
- Minimum of 5 years' comprehensive construction and maintenance experience in commercial real estate.
- Excellent verbal and written communication skills with team members, tenants, vendors, and management.
- Strong self-discipline, accountability, and ability to work independently.
- Proven track record of managing tasks and projects autonomously with high-quality standards.
- Ability to follow directions, adapt to changing priorities, and work collaboratively in teams and offices.
- Ability to build and maintain strong relationships with clients, tenants, and stakeholders.
- High standards for property maintenance, safety, and quality, contributing to property value and organizational success.

Working Conditions:
- Primarily outdoors and indoors within the metropolitan area and office settings.
- Physical requirements include standing, climbing, walking, sitting, stretching, driving, and lifting up to 50 pounds.
- On-call availability for emergency requests approximately 1-2 times per month on a rotational basis.
