Key Responsibilities
- Develop detailed project plans, timelines, and budgets for BMS installations.
- Recognizes and resolves basic HVAC mechanical, electrical, and controls problems.
- Strong understanding and ability to review, generate and approve contract and all contract documentation.
- Manage project scope and ensure adherence to requirements.
- Allocate tasks to team members and monitor progress against the plan.
- Identify potential risks and implement mitigation strategies.
- Understanding BMS system architecture, components and functionalities.
- Ability to identify appropriate BMS hardware and software based on project needs.
- Strong communication and collaboration skills with various stakeholders, team members and contractors.
- Manage project expectations and address concerns throughout the project lifecycle.
- Conduct regular project status and accurate financial overview meetings.
- Proper manpower and financial forecasting on a minimal monthly presentation for team meetings.
- Interpret/support engineering submittals and schedules to support equipment release and tracking.
- Strong understanding of and verification of equipment wiring requirements.
- Ability to ensure end devices are installed accurately per project documents and manufacturers installation instructions.
- Support subcontractor(s) installation efforts throughout course of installation while managing subcontractor invoicing, change management, manpower requirements to maintain project schedules on multiple projects simultaneously.
- Oversee system configuration, programming, integration and manage all required commissioning documentation.
- Attend project meetings keeping stakeholders informed of job progress and issues.
- Communicate effectively within the team.
- Identify and effectively communicate roadblocks and potential roadblocks as they arise.
- Identify, accurately provide costs/durations and effectively communicate changes opportunities as they arise and effectively communicate them to the team and contractors.
- Complete administrative tasks including but not limited to time sheets, expense reports, and required site documentation.
- Document scope or design changes and provide information for as-built documentation.
- Oversee and provide support with training building operators on their BMS.
- Provide technical assistance with other BAS team members.
- Validate complete system functionality and resolve issues with subcontractors and other trades to ensure proper operation.
- Perform site-specific training for owner/operator on the total system in full or with assistance.
- Ensure smooth handover to building operators and service team members.
- Able to lift 50 pounds or more.
- Climbing ladders is a requirement.
Required Experience
- Minimum two-year technical degree in engineering, building automation or other related fields.
- Proven experience in project planning, scheduling, budgeting, risk management and quality control.
- 7 to 9 years of related field experience with building automation systems, Niagara systems preferred.
- Intermediate knowledge of at least two of the following vendors’ application programming languages: Johnson Controls, ALC, Siemens, Distech, Honeywell.
- Ability to manage teams, delegate tasks, and motivate team members.
- Excellent understanding of HVAC and building automation systems.
- Follows all safety standards and attends required safety training.
- High degree of regard to employee and subcontractor safety required.
- Strong computer and financial management skills.
- Strong written and verbal communication skills required.
- Ability to prioritize and manage multiple projects simultaneously.
- Ability to act independently, while exercising good judgment.
- Ability to build and maintain relationships and teams.
