We’re seeking a skilled Building Engineer responsible for maintaining all building systems, ensuring efficient building operation, supervising field work, and providing tenant services.
Responsibilities :
- Maintain and repair all building systems including HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
- Install, troubleshoot, and repair complex mechanical and electrical equipment.
- Coordinate work assignments, plan tasks, and oversee the work of Engineers, Maintenance Technicians, and Utility Workers.
- Ensure thorough knowledge of equipment and employ proper service procedures following preventive maintenance and loss control programs.
- Operate equipment safely and efficiently, caring for tools and uniforms.
- Keep work areas clean, organized, and safe.
- Follow operational and safety procedures.
- Inspect building areas, report deficiencies, and suggest improvements.
- Monitor contractors' work and generate deficiency lists.
- Be available for various shifts, including extended hours, nights, weekends, and holidays.
- Perform functions comparable to a Chief Engineer.
- Maintain a positive appearance and attitude, demonstrating excellent tenant relations and team spirit.
- Assist in implementing policies and procedures established by Engineering Management.
- Manage inventory control for spare parts and materials.
- Respond to after-hours emergencies such as fires, floods, severe weather, power outages, and clean-up activities.
- Assist in training and upgrading skills of less experienced personnel.
- Pursue employee development as recommended by management.
- Contribute to property impairment and loss prevention programs.
- Perform other duties as assigned.
Desired Competency, Experience, and Skills :
- Training and certification in HVAC or Operating Engineering Technologies, or equivalent experience.
- Universal CFC certification preferred.
- Minimum of 10 years' experience as a Building Engineer or similar field.
- Continuing education in the field.
- Strong technical and problem-solving skills.
- Ability to work independently and coordinate tasks efficiently.
- Proficiency with Building Automation Systems and understanding of OSHA, NEC, NFC, and Life Safety codes.
Essential Functions :
- Stand, walk, reach, and use arms regularly.
- Talk, hear, and occasionally taste and smell.
- Sit, stoop, crouch, kneel, crawl, and climb stairs/ladders frequently.
- Lift/move up to 20 pounds regularly, and over 50 pounds occasionally.
- Visual abilities include close, distance, color, and depth perception.
