Position: Building Engineer

The Building Engineer will assist in the hands-on maintenance of building systems to ensure the safe, efficient, and proper operation of all assigned properties. Responsibilities include performing minor repairs, operating, monitoring, and maintaining preventive maintenance on building systems as necessary.

Essential Duties and Responsibilities

1. Perform installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment supporting our Lab/office buildings.
2. Operate systems safely and efficiently, complying with government regulations and standard procedures.
3. Learn building control, electrical, and UPS systems using on-the-job training and documentation.
4. Perform predictive, planned, preventive, and routine maintenance, including equipment rounds and service requests, in line with the JLL Preventative Maintenance Program. Assist in developing and improving maintenance programs and operational procedures.
5. Inspect and repair pumps, fans, valves, and motors to ensure proper operation.
6. Conduct visual and operational inspections, interpreting specifications, blueprints, and standards.
7. Establish work procedures to meet schedules and suggest improvements for efficiency and quality.
8. Analyze and resolve work problems, maintain records, and handle customer service requests.
9. Work flexibly within a broad scope of responsibilities, adhering to procedures to minimize human error.
10. Foster teamwork and control the operation of all mechanical equipment in the facility.
11. Maintain systems including Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems.
12. Monitor and maintain refrigeration, water cooling, HVAC, boilers, pumps, and related equipment.
13. Complete tenant service requests promptly and accurately.
14. Evaluate building systems to enhance performance and efficiency.
15. Follow policies for safe storage, use, and disposal of hazardous materials, maintaining a clean and safe work environment.
16. Act as on-call engineer for the portfolio as needed.
17. Participate in emergency response, safety, and technical training programs, using proper safety equipment.

Education and Experience

High school diploma or GED required. At least four years of experience in building maintenance and an accredited trade school degree in HVAC, electronics, or related fields. Union training and certification are acceptable. Must have Universal CFC certification and be knowledgeable in the safe use of tools such as ladders, lifts, volt meters, and safety equipment.

Ability to read and interpret safety rules, manuals, and procedures; write routine reports; perform basic mathematical calculations; solve practical problems; and interpret various instructions.

Physical Demands

Frequent standing, walking, reaching, climbing, and stooping. Ability to lift up to 50 pounds occasionally.

Work Environment

Exposure to electrical shock risks, moving mechanical parts, heights, wet/humid conditions, and noise. Work may be performed indoors and outdoors in varying temperatures.
