Building Automation Systems (BAS) Specialist
Position Summary:
- The Building Automation Systems (BAS) Specialist is responsible for startup, checkout, commissioning, programming, testing, troubleshooting, and successful delivery of commercial Building Automation Systems.
- This role bridges engineering, installation, programming, project management, and service by ensuring every project is fully functional, thoroughly tested, and owner ready.
- The focus is on commissioning and implementation rather than extensive custom programming.
Primary Responsibilities:
Project Review and Preparation:
- Review mechanical, electrical, controls, and architectural drawings.
- Understand sequences of operation.
- Identify issues before startup.
- Coordinate with project teams.
Programming and Controller Configuration:
- Configure Honeywell Optimizer Suite and Niagara N4 systems.
- Modify existing programming.
- Configure alarms, schedules, trends, histories, and graphics.
- Assist with advanced programming when required.
Point-to-Point (PBT) Checkout:
- Verify all inputs, outputs, sensors, actuators, safeties, and interlocks.
- Verify communications.
- Complete checkout documentation.
- Commissioning and Startup: Commission AHUs, RTUs, VAVs, DOAS units, boilers, chillers, cooling towers, pumps, heat pumps, fan coils, and exhaust systems.
- Verify sequences, alarms, trends, schedules, and PID tuning.
- Testing and Verification (T&V)
- Complete T&V documentation.
- Validate graphics, trends, alarms, and sequences.
- Document deficiencies and corrective actions.
Documentation:
- Complete startup reports.
- Assist with as-built drawings.
- Troubleshooting and Service Support: Troubleshoot BAS hardware, software, networking, and HVAC controls.
