Job summary

Guardian Service Industries, Inc. is seeking a full-time Assistant Superintendent to manage common areas and handle resident requests with a focus on high standards of service. The role requires English literacy and basic maintenance skills, with a Monday–Friday schedule from 8:30am to 5:00pm.

Responsibilities include coordinating maintenance requests, performing plumbing and minor electrical tasks, and assisting with janitorial duties. A Plumbing license is preferred.

Responsibilities

• Serve as a conduit for maintenance requests and notify managers.
• Perform plumbing repairs such as toilets, faucets, and minor leaks.

• Replace doors, doorknobs, locks and repair tiles as needed.
• Perform cosmetic updates (paint, plaster, sanding).
• Maintain and repair building equipment.
• Execute general work orders.
• Assist with janitorial tasks when required.

Job description

POSITION SUMMARY

Reporting directly to the Building Manager, Superintendent, and indirectly to the Board (if applicable). The primarily responsibility of the Assistant Superintendent is to ensure the common areas/resident requests are maintained and handled on a daily basis in accordance with the highest possible standards.

EDUCATION

For safety and productivity reasons, the position requires the ability to read and write English correctly and fluently.

EXPERIENCE

Must have basic maintenance skills.

SKILLS

The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:

• ability to identify and use janitorial supplies
• ability to use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool equipment, ice removal equipment, etc.
• strong customer service orientation
• Assist w PM on building mechanicals
• good verbal and written communication skills
• basic computer skills, specifically knowledge of Microsoft Office products
• ability to attend seminars/classes in multiple locations
• must have the ability to arrive at the site within 30 minutes, if not living on site
• Assist in general reporting of building systems

UNIFORM REQUIREMENTS

• The Maintenance must, at all times while on duty, wear the full Building Maintenance Staff uniform.

KEY JOB RESPONSIBILITIES

• Acts as a conduit for normal maintenance requests and ensures timely communication to the appropriate manager/supervisor. Immediately contacts emergency maintenance personnel if an emergency maintenance situation develops.
• Performs other duties as necessary at the direction of the building management
• General plumbing repair such as toilet repair; faucets, minor leaks etc.
• Minor electrical repair such as outlets; light switches; light bulbs etc.
• Replace general hardware such as doors, doorknobs, locks; repair broken tiles etc.
• Minor cosmetic updates such as paint, plaster, sanding, wallpaper installation etc.
• Maintenance and upkeep of building equipment.
• General work orders assigned by management.
• Assist with managing and performing some janitorial tasks when needed.

GENERAL EXPECTATIONS

• Report to work on time, in uniform,
• Remain on site, in full uniform, until appropriately relieved.
• Provide a pleasant, discreet and professional "first impression" to all residents, guests and customers.
• Direct all resident concerns to Management personnel.
• Accept messages for Management and Maintenance personnel. Relay all messages timely.
• Represent Client in a professional manner at all times. Consistently maintain a professional and courteous attitude when interacting with residents, building employees, vendors and general public.
