Job summary

Edgewood Properties, Inc. seeks a skilled Black Seal Boiler Operator for its Brookside Commons portfolio in Somerville, NJ. This full‑time role requires hands‑on experience with low‑pressure boilers, water heaters, and sump pumps, with participation in on‑call emergencies outside normal hours.

Reports to Maintenance Supervisor and works on the facilities team to ensure safe, compliant operations. Ideal candidates have NJ Black Seal licensing, 3+ years of relevant experience, and the ability to

Qualifications

• High School diploma or GED required.
• HVAC or plumbing certification desired.
• Healthcare, commercial, or residential facility experience preferred.

Responsibilities

• Operate, maintain, and troubleshoot low‑pressure boilers per codes.
• Inspect, diagnose, and maintain boiler systems, burners, and controls.
• Monitor readings, log data, and ensure energy efficiency.
• Install/repair water heaters (gas/electric) as needed.
• Maintain sump pumps and discharge piping; replace components as needed.
• Perform water treatment testing and chemical feed adjustments.
• Respond to emergencies during on-call periods.
• Comply with Black Seal Low Pressure Boiler Operator licensing and safety standards.
• Support general facility maintenance (plumbing, electrical, HVAC).
• Maintain maintenance logs and report to management.
