YQN, based in Port Reading, NJ, seeks a Bilingual Commercial Lease & Permitting Specialist (Mandarin/English) to support warehouse expansion and lease compliance across the United States. You will coordinate the lease lifecycle—from negotiations to post-execution compliance and permitting—serving as the liaison among internal teams, landlords, brokers, and legal partners.

This role emphasizes lease administration, legal coordination, risk management, and permitting.

Qualifications

• Bachelor's degree or equivalent professional experience.
• 3+ years in commercial real estate, lease administration, commercial property management, legal operations, or commercial contracts.
• Fluent in English; bilingual in Mandarin Chinese.

Responsibilities

• Coordinate the commercial lease process for new warehouse locations across the U.S.
• Review LOIs, evaluate rent terms, and prepare financial analyses for internal decision-making.
• Coordinate with external counsel and corporate legal teams during lease drafting and negotiations.
• Review legal comments, identify business impacts, and facilitate negotiations with landlords.
