Job summary

YQN Logistics is seeking a Commercial Lease & Permitting Specialist based in Port Reading, NJ, to support warehouse expansion and ongoing lease compliance across the United States. You will coordinate the entire lease lifecycle—from LOI to post-execution compliance—working with landlords, brokers, outside counsel, and corporate legal teams.

This role focuses on commercial lease administration, legal coordination, risk management, and permit compliance for warehouse operations.

Qualifications

• Bachelor's degree or equivalent professional experience.
• 3+ years in commercial real estate, lease administration, or related fields.
• Understanding of U.S. commercial lease structures and negotiation processes.
• Experience coordinating with attorneys, landlords, brokers, or external partners.
• Strong organizational, analytical, and problem-solving abilities.
• Fluent in English; Mandarin Chinese skills are a plus.

Responsibilities

• Coordinate the commercial lease process for new warehouse locations across the U.S.
• Review LOIs, evaluate business terms including rent and lease term, and prepare financial analyses for internal decision-making.
• Coordinate with external counsel and corporate legal teams during lease drafting and negotiations.
• Review legal comments and proposed revisions, identify business impacts, and facilitate negotiations with landlords and brokers.
• Organize negotiation meetings involving landlords, legal counsel, and internal stakeholders to resolve outstanding lease issues.
• Manage internal approval workflows and execute lease agreements while ensuring final documents reflect negotiated terms.
• Serve as the primary point of contact for landlord correspondence, lease notices, amendments, estoppels, consents, and other lease-related documentation.
• Coordinate permitting activities for warehouse facilities across multiple states.
