Job summary

Montclair State University is seeking a BAS/HVAC Automations Technician to provide high-level technical expertise in operation, maintenance, troubleshooting, repair, and installation of HVAC and BAS. The role ensures uninterrupted operation of building environmental controls, and strives for energy efficiency and occupant comfort.

Qualifications

  • Bachelor’s degree in a mechanical or electrical field from an accredited college or university.
  • Minimum three years of experience in HVAC maintenance, troubleshooting, repair, or installation work.
  • HVAC or Refrigeration Certification.
  • Building Automation Systems training or Certification.
  • A valid driver’s license.

Responsibilities

  • Oversee the operation and maintenance of heating and cooling systems, air handling units, rooftop units, and distribution systems; motors and controls; hydronic systems and BAS controls.
  • Monitor and troubleshoot BAS controls to ensure energy efficiency and occupant comfort.
  • Diagnose complex HVAC and control issues and direct corrective actions.
  • Coordinate preventive maintenance programs for HVAC and control systems.
  • Review system alarms, trends, and performance data to identify deficiencies and implement improvements.
  • Oversee calibration, programming, and troubleshooting of control systems and field devices.
  • Supervise, assign, and review the work of HVAC mechanics and controls staff when directed.
  • Coordinate work with contractors and vendors providing specialized HVAC and controls services.
  • Assist in planning, scheduling, and executing system upgrades, retrofits, and capital projects.
  • Ensure compliance with codes, standards, and safety regulations.
  • Maintain records of maintenance activities, system performance, and equipment history.
  • Estimate labor, materials, and equipment for maintenance and repair work.
  • Respond to emergency situations involving HVAC or building control systems.
  • Perform other duties as assigned.

Job Description
SUMMARY

Reporting to the Director of Mechanical Maintenance, the BAS/HVAC Automations Technician provides high-level technical expertise in the operation, maintenance, troubleshooting, repair, and installation of heating, ventilation, air conditioning (HVAC), and building automation systems (BAS). This position monitors and advances the uninterrupted operation of building environmental controls, and ensures that systems operate efficiently, safely, and in compliance with applicable codes and standards.

This position requires both hands‑on technical expertise and oversight of staff work and system operations. The incumbent is expected to actively engage in troubleshooting and system optimization.

PRINCIPAL DUTIES AND RESPONSIBILITIES
  • Oversee the operation and maintenance of:
    • heating and cooling systems
    • air handling units, rooftop units, and distribution systems
    • motors and controls
    • hydronic systems including pumps, valves, and piping
    • building automation systems (BAS) and associated controls
  • Monitor and troubleshoot BAS controls to ensure proper system performance, energy efficiency, and occupant comfort.
  • Diagnose complex HVAC and control issues and direct appropriate corrective actions.
  • Coordinate preventive maintenance programs for HVAC and control systems.
  • Review system alarms, trends, and performance data to identify deficiencies and implement improvements.
  • Oversee calibration, programming, and troubleshooting of control systems and field devices.
  • When directed, supervise, assign, and review the work of HVAC mechanics, controls technicians, and related staff engaged in maintenance and repair activities.
  • When directed, coordinate work with contractors and vendors performing specialized HVAC and controls services.
  • Assist in planning, scheduling, and executing system upgrades, retrofits, and capital improvement projects.
  • Ensure compliance with applicable codes, standards, and safety regulations.
  • Maintain records of maintenance activities, system performance, and equipment history.
  • Estimate labor, materials, and equipment required for maintenance and repair work.
  • Respond to emergency situations involving HVAC or building control systems.
  • Perform other duties as assigned.
  • Management retains the right to add or change job duties at any time.
QUALIFICATIONS
REQUIRED
  • Bachelor’s degree from an accredited college or university in a mechanical or electrical field.
  • Minimum three years of experience in HVAC maintenance, troubleshooting, repair, or installation work.
  • HVAC or Refrigeration Certification. Building Automation Systems training or Certification.
  • A valid driver’s license.
PREFERRED
  • Minimum five years of experience in HVAC maintenance, troubleshooting, repair or installation work.
  • Experience with electromechanical and electrical controls, VFD programming and installation.
  • Experience with computerized building automation systems.
Salary Range

$76,486.40-$95,599.98 Annually

  • The position may also be eligible for comprehensive benefits, including health insurance, retirement plans, and tuition assistance.
