Job summary

DeBra-Kuempel is seeking a Building Automation Systems (BAS) Estimator for its Lexington, KY location. The role prepares accurate, competitive cost estimates for BAS projects including new installations, retrofits, and system upgrades, based on plans, specs, and client requirements.

Ideal candidates combine BAS/HVAC knowledge with strong analytical and communication skills. Responsibilities include take-offs, BOMs, labor estimates, subcontractor quotes, and pricing breakdowns while supporting

Qualifications

• Associate's degree or equivalent experience in Mechanical/Electrical Engineering, Construction Management, Building Automation, or related field.
• 2 years of estimating experience in building automation systems, HVAC controls, or smart buildings.
• Familiarity with BAS protocols and control systems is preferred.
• Knowledge of LEED or sustainability concepts is a plus.
• Strong analytical, mathematical, and problem-solving abilities.
• Excellent communication and teamwork skills.

Responsibilities

• Review and interpret project documents (plans, specs, sequences) to determine scope and requirements.
• Perform detailed take-offs for BAS components (controllers, sensors, actuators, valves, wiring, software).
• Develop accurate BOMs, labor estimates, subcontractor quotes, and overhead/profit margins.
• Estimate costs for plan & spec, design-build, and performance contracts.
• Select appropriate control hardware/software (e.g., Tridium Niagara, Automated Logic, Metasys, Desigo CC; BACnet-based systems) and ensure compliance.
• Identify pricing opportunities, value engineering, risks, exclusions, assumptions, and potential change orders.
• Prepare proposals with scope narratives and pricing breakdowns; negotiate scope, price, and value with clients.
• Maintain estimating databases, templates, and cost data; monitor BAS industry trends and pricing changes.
• Perform other duties as assigned to support project success.
