Walker & Dunlop, a leading real estate capital provider, seeks an AVP, Project Manager for Affordable Equity. You will manage LIHTC acquisitions from underwriting through closing, coordinating with developers, investors, and internal teams to ensure rigorous financial analysis, risk mitigation, and timely deal execution.

The role offers hybrid work, attendance 8:30 am–5:30 pm Tue–Thu with remote Mon/Fri, and a base salary in the six-figure range plus discretionary bonus.

Formación

• Bachelor’s degree required.
• 6+ years of experience in real estate finance, development, or affordable housing transactions.
• Demonstrated experience underwriting and structuring real estate transactions, preferably in LIHTC.
• Experience managing transactions and coordinating activities with cross‑functional teams.
• Familiarity with escrow processes, title, and survey review preferred.

Responsabilidades

• Manage assigned LIHTC transactions from underwriting and due diligence through closing, ensuring timely execution and adherence to established investment and transaction processes.
• Lead negotiations of project partnership agreements with developers, collaborating with the VP, Project Manager on complex transaction matters as appropriate.
• Conduct and review financial feasibility analyses, including construction sources and uses, operating budgets, projected income, and permanent financing structures.
• Review and negotiate loan and financing documents with multiple lenders, including conventional and tax-exempt lenders.
• Evaluate key due diligence materials, including tax credit applications, market studies, appraisals, environmental reports, title, survey, and regulatory approvals.
• Manage transaction timelines and coordinate cross‑functional efforts with underwriting, construction, modeling, legal, and asset management teams to facilitate successful closings.
• Serve as the primary point of contact for developers on assigned transactions and respond to investor and internal inquiries regarding transaction status.
• Coordinate transaction activities and deliverables with Acquisitions Coordinators and other team members, ensuring accuracy, quality, and adherence to established underwriting and transaction processes.
• Prepare Project Acquisition Reports (PARs), including investment rationale, key transaction risks and mitigants, and recommended deal structures; present transactions to the Investment Committee for approval and support investor investment decisions through presentations and responses to due diligence inquiries.
• Proactively identify and address financial, legal, development, and transaction risks, collaborating with internal stakeholders and external partners to develop appropriate mitigation strategies and escalating complex matters as needed.
• Ensure complete, accurate, and compliant maintenance of project due diligence files.
• Collaborate with the VP, Project Manager to identify opportunities to improve transaction execution, team coordination, and established processes.
• Perform other duties as assigned.
