Job summary

Cushman & Wakefield is seeking an Associate Property Manager, Multifamily (Floating) to oversee day-to-day operations across properties in the Twin Cities metro. You will support the Regional Property Manager, manage leasing activities, and drive high service levels for residents and performance for the portfolio.

Responsibilities include budgeting, forecasting, lease administration, and ensuring policies are followed.

Qualifications

  • 3+ years of Multifamily Property Management experience.
  • Yardi systems experience required; CRM/Knock/Ops Tech experience preferred.
  • Experience creating annual property budget, property budget and P&L navigation, reporting.

Job Description Summary

Associate Property Managers (Floaters / Rovers) are responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. Associate Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property aligned to.

Floaters / Rovers must be open to property alignment across the greater Twin Cities metro market.

$36-$38/hour, eligible for benefits and mileage reimbursement.

ESSENTIAL JOB DUTIES
  • Assisting the Regional Property Manager with the overall operations of the building.
  • Ensuring the smooth running of our community in a fast-paced environment .
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability .
  • Complete lease/renewal paperwork to ensure completion to company standards.
  • Track and evaluate advertising, and all client traffic.
  • Leading by example, Instilling, maintaining , and modeling the Cushman & Wakefield mission to be the best national management company.
  • Supervise day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintain residents' files in accordance with company's standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met .
COMPETENCIES
  • Effective communication and customer service skills
  • Computer literate, including Microsoft Office Suite and internet navigation skills
  • General office, bookkeeping and sales skills and excellent oral and written communication skills
  • Determine leasing opportunities of staff and work on goal setting; improving the performance of each staff member.
  • Supervise day-to-day operations of team , ensuring that all C&W policies and procedures are being followed.
  • Work with leasing staff to ensure that leasing/marketing goals are being met .
  • Be able to manage a team
  • Perform any other related duties as required or assigned.
IMPORTANT EDUCATION
  • Bachelor's Degree preferred
  • High School Diploma, GED, Technical or Vocational school required
IMPORTANT EXPERIENCE
  • 3+ years of Multifamily Property Management experience required.
  • Yardi systems expxerience required. Strong preference for CRM, Knock, Ops Tech systems experience.
  • Required experience creating annual property budget, property budget and P&L navigation, reporting. Variance notes, Invoicing experience required.
  • Strong preference for prior Twin Cities Multifamily Market experience.
WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.
