Job summary

ACRE seeks an Associatie, Equity Asset Manager to lead performance and value creation for a portfolio of multifamily investments across the firm's equity funds.

In this associate role, you will support the SVP of Asset Management and collaborate with property management, construction, acquisitions, and capital markets to drive NOI growth, execute capital improvements, optimize financing, and present analyses to investment committees.

Qualifications

  • Bachelor's degree in Real Estate, Finance, Economics, Business Administration, or related field.
  • 3+ years of multifamily asset management experience with responsibility for investment performance and business plan execution.
  • Experience overseeing portfolios of 8–10+ multifamily assets for institutional owners or funds.
  • Proven value-add, lease-up, turnaround, and distressed asset strategies that improved performance and value.
  • Experience partnering with third-party property management to optimize asset performance.
  • Experience in refinancing, recapitalization, and dispositions.
  • Strong understanding of multifamily operations, budgeting, forecasting, and investment analysis.
  • Advanced financial modeling and cash flow analysis in Excel.
  • Experience presenting investment recommendations to senior leadership and investors.
  • Excellent analytical, organizational, and problem-solving skills; able to manage multiple priorities.

Position Overview

ACRE is seeking an Associatie, Equity Asset Manager to lead the performance and value creation initiatives for a portfolio of multifamily investments across the firm's equity funds.

This associate-level role will support the SVP of Asset Management and Equity team on the execution of asset-level business plans to ensure portfolio performance, with responsibility for maximizing investment returns throughout the ownership lifecycle. The Asset Manager will partner with property management teams, construction and development professionals, acquisitions, capital markets, operational asset management leaders, and executive leadership to drive NOI growth, execute capital improvement initiatives, optimize financing structures, and implement strategic disposition plans.

The ideal candidate is a proven multifamily asset manager with some experience overseeing institutional-quality portfolios, leading turnaround and value-add initiatives, and executing investment strategies across a variety of market environments.

  • Support the financial and operating performance of a portfolio of multifamily investments, with responsibility for executing business plans and achieving fund return objectives.
  • Support the development and implementation of asset-level strategies focused on revenue growth, expense optimization, occupancy improvement, capital project execution, refinancing opportunities, and value creation.
  • Reinforce the ACRE leadership’s team with monitoring the direction given to third-party property management teams to drive operational excellence, improve resident satisfaction, increase tenant retention, optimize staffing, reduce delinquencies, and maximize NOI.
  • Support monitoring asset performance against underwriting assumptions and business plan objectives, identifying risks and implementing corrective strategies when necessary.
  • Support the effort of regaining performance or repositioning assets where distressed, including operational restructuring, renovation programs, lease-up initiatives, and capital allocation decisions.
  • Help to prepare and present hold/sell analyses, refinancing recommendations, investment memoranda, valuations, and strategic portfolio reviews to executive leadership and investment committees.
  • Help to evaluate and execute refinancing, recapitalization, and disposition opportunities to maximize investor returns and support fund objectives.

Support the oversight of other debt-related asset management activities, including financing compliance, rate cap procurement and renewals, and interest rate exposure analysis.

  • Partner with Acquisitions and Capital Markets teams to support investment underwriting, transition planning, capital events, and strategic portfolio initiatives.
  • Participate in annual budgeting, forecasting, business plan development, capital expenditure planning, and variance analysis across assigned assets.
  • Maintain a thorough understanding of local market conditions, operating trends, competitive positioning, and economic drivers to inform investment strategy.
  • Help prepare and deliver institutional-quality investor, lender, and internal reporting regarding asset performance, portfolio metrics, and business plan execution.
  • Build and maintain strong relationships with property management companies, lenders, consultants, joint venture partners, and other key stakeholders.
  • Travel nationally as needed to visit assets, meet operating partners, evaluate property performance, and support business development initiatives.
Requirements
  • Bachelor's degree in Real Estate, Finance, Economics, Business Administration, or a related field.
  • 3+ years of multifamily asset management experience with direct responsibility for investment performance and business plan execution.
  • Experience overseeing portfolios consisting of 8-10 (or more) multifamily assets, preferably on behalf of institutional owners, private equity firms, REITs, or investment managers.
  • Demonstrated success executing value-add, lease-up, turnaround, and distressed asset strategies that resulted in improved operating performance and increased asset value.
  • Some experience working directly with third-party property management companies to optimize asset performance and execute strategic initiatives.
  • Track record participating in refinancing, recapitalization, and disposition transactions.
  • Strong understanding of multifamily operations, property management, capital expenditures, budgeting, forecasting, and investment analysis.
  • Advanced technical proficiency in Excel, including financial modeling, cash flow analysis, return projections, and sensitivity analyses.
  • Experience preparing and presenting investment recommendations, portfolio reviews, and investor reporting for senior leadership and institutional stakeholders.
  • Exceptional analytical, organizational, and problem-solving skills, with the ability to manage multiple priorities in a fast-paced environment.
  • Strong communication, and relationship management skills.
  • This position is ideally based in Miami, FL or Atlanta, GA. Candidates outside of these markets must be willing to relocate.
  • Ability to travel nationally as required.
