Responsibilities

  • Develop and maintain customized financial and operational reports supporting corporate initiatives.
  • Review analyst reports for accuracy and clear communication of trends, risks, and opportunities.
  • Monitor leasing, pricing, occupancy, operating expenses, and capex across the portfolio.
  • Research economic and industry trends; benchmark against competitors; provide actionable insights.
  • Track capital projects and renovations; ensure alignment with scope and milestones.
  • Mentor and guide junior analysts; support system enhancements and process improvements.

About the Role

The Associate will serve as a trusted partner to leadership, Property Management, and Accounting, contributing meaningfully to decision-making and process improvement across the portfolio. This role helps oversee the work of two analysts, providing guidance and quality control rather than direct day-to-day management.

Key Responsibilities
Financial Planning & Reporting
  • Support the preparation of detailed annual budgets, monthly/quarterly property and portfolio reporting, financial forecasts, capital plans, and variance analyses.
  • Develop and maintain customized financial and operational reports supporting corporate initiatives, including revenue optimization, cost management, and utility consumption tracking.
  • Review analyst reports for accuracy, ensuring reports clearly communicate key trends, risks, and opportunities.
Portfolio & Market Analysis
  • Monitor leasing, pricing, occupancy, operating expenses, and capital expenditures across the portfolio.
  • Research economic, demographic, and industry trends; benchmark against competitors; and deliver actionable insights that inform portfolio decisions.
Capital Projects & Asset Oversight
  • Track capital projects and renovations, ensuring alignment with approved scope, timing, and return expectations.
  • Deliver clear, concise asset reporting to the Asset Manager on key operating metrics, financial performance, and project milestones.
Team Support & Process Improvement
  • Mentor and provide guidance to junior analysts.
  • Support system enhancements, process improvements, and special projects as needed.
Qualifications
  • Bachelor's degree from a four-year college or university required (Finance, Real Estate, Accounting, Economics, or a related field preferred).
  • Must currently be working in an asset management function - this role is not suited for candidates coming from property management or operations.
  • 3+ years of experience in real estate asset management; multifamily experience strongly preferred.
  • Ideal candidates are either a senior analyst with 3+ years of asset management experience ready to step up, or a current Associate.
  • Solid understanding of property-level financial statements, including P&L analysis, budgeting, and financial reporting.
  • Advanced Excel proficiency, including building and maintaining budgets and financial models, with command of complex formulas and the ability to translate analysis into clear strategy.
  • Experience with Yardi or similar property management/accounting systems preferred.
  • Strong business acumen, analytical mindset, and ability to balance detail with big-picture thinking.
  • Excellent communication skills, with the ability to influence, present, and partner effectively with stakeholders at every level.
  • Ability to manage multiple priorities in a fast-paced environment while maintaining accuracy and attention to detail.
  • High level of accountability for deliverables, paired with a collaborative, team-oriented approach.
