Job summary

Innovus seeks an Associate Director – Asset Management to lead the Asset Management operations, maximising long-term value across a residential portfolio and ensuring compliance with client requirements. The role reports to the Account Director and oversees up to five direct reports.

Ideally you will be degree-educated, with 10+ years in ground rent/residential portfolios, and possess strong communication, leadership and data-driven decision abilities to drive performance.

Qualifications

• 10+ years’ experience with ground rent and residential portfolios.
• Experience managing mixed-use and complex residential portfolios.
• Able to drive strategy and objectives for a freeholder/investor service.
• Strong communication and stakeholder relationship skills.

Responsibilities

• Lead Asset Management operations and embed the new structure.
• Monitor day-to-day operational performance across the portfolio.
• Drive performance on the HRB portfolio and oversee issue resolution.
• Create action-led, target-based asset management tracking.
• Oversee production of detailed client reports and recommendations.
• Ensure high quality data management and reporting to the client.
• Develop a cohesive, results-driven team through coaching and leadership.
• Identify opportunities to enhance asset value and income.
• Deliver KPIs per Asset Management Agreement.

Hours: 35 hours per week , Monday to Friday

Main Purpose of Job

Leading this key part of the division, asAssociate Directorfor Asset Managementyou will be responsible for maximising the long‑term value and performance of a portfolio of residential assets, ensuring compliance with all statutory and client requirements:

Position in Organisation

This role reports to the Account Director - Asset Management.

The role has up to 5 direct reports.

Main Responsibilities

• Lead the Asset Management operations, embedding the new structure and resources.
• Monitor the day-to-day operational performance of the assets across the portfolio.
• Drive enhanced performance on the HRB portfolio, reducing risk and overseeing efficient resolution of asset issues.
• Create an action led and target-based approach to asset management ensuring effective tracking of all asset issues and escalations.
• Oversee the production of detailed and effective recommendation reports to the client.
• Ensure high quality data management and subsequent reporting to the Client.
• Develop a cohesive, results driven approach within the asset management team through strong coaching and leadership.
• Identify opportunities to enhance asset value and income.
• Deliver all relevant KPIs in line with Asset Management Agreement.

Qualifications

• Educated to degree level or equivalent
• Preferably TPI/RICS qualified with 10+ years’ experience of working with ground rent/ residential portfolios.

Experience

• Experience of managing mixed-use and complex residential portfolios essential
• Demonstrable experience of being accountable for strategy and objectives across a property freeholder/investor facing service.
• Enjoys the buzz of working in a high-pressure, results-driven environment with the need to meet multiple deadlines and juggle priorities.
• Confident, open and articulate communicator both orally and in writing; with exceptional relationship building skills.
• Strong customer and employee focus with the ability to utilise data insights and industry intelligence to drive performance improvement and capability.
• Results orientated and is able to deliver against action led projects and targets.

Technical Skills

• Good knowledge of supporting clients in relation to operational and building safety in Multi-storey, Multi-occupied Residential Buildings.
• Excellent IT skills and up to date with new technology.
