Job summary

Nuveen Real Estate is seeking a financing professional to evaluate and secure debt and equity financing for its portfolio in the United States. You will coordinate with investment teams, lenders, and advisors to structure and close facilities, lines, and securitizations while ensuring governance and timely reporting.

Ideal candidates bring 2+ years in real estate financing, strong communication skills, and experience with senior loans, mezzanine debt, and subscription facilities within a debt

Qualifications

• University degree preferred.
• 2+ years in real estate financing or real estate banking.
• Experience in debt capital markets environment.
• Experience arranging financing for real estate investments.
• Strong communication with internal and external stakeholders.
• Exposure to structured lending and lender relationship management.
• Ability to evaluate financing options across banks, insurers, debt funds and public markets.
• Experience with senior loans, mezzanine debt, preferred equity, subscription facilities or warehouse financing.
• Experience in real estate financing or real estate banking.
• Knowledge of due diligence, financial analysis, market/industry dynamics, real estate investments, real estate loans and underwriting.

Responsibilities

• Evaluate, analyze and secure financing for Nuveen Real Estate’s direct equity and debt investments.
• Place secured third-party financing solutions for the US equity business.
• Assist in securing third-party debt for fund-level facilities, including subscription lines, repo-warehouse lines, private placements, NAV facilities and secured/unsecured term or revolving facilities.
• Facilitate due diligence between investment teams and potential lenders.
• Prepare initial financing offering memorandums.
• Analyze lender quotes and hedging strategies to determine optimal leverage outcomes.
• Contribute financial input to Investment Committee memos.
• Support loan and facility closing processes.
• Perform ad hoc analysis of financial and operating performance for investor, client and lender due diligence.
• Interface with debt capital markets, research, legal, accounting and treasury groups.
• Analyze market dynamics and trends with the Nuveen Real Estate research team.
• Develop relationships with investment sales brokers, mortgage bankers, investors and lenders.
• Support sourcing, structuring, negotiation and execution of fund-level and asset-level financing transactions.
• Maintain lender relationship database and track wallet share.
• Assist with market intelligence, lender feedback and competitive benchmarking.
• Prepare lender meeting, capital partner review and executive presentation materials.
• Coordinate diligence and information flow among internal teams, lenders, legal counsel and third-party advisors.
• Facilitate monitoring of covenant compliance, borrowing capacity and facility utilization.

Requirements

• University (Degree) Preferred
